Abstract/Summary:
With the rapid development of the national economy,people’s living standards has been improving,the process of urbanization in China has gradually been accelerating,and the consumption level and willingness of residents have continued to increase.It leads to the increasing demand of commercial complexes in many domestic cities.However,the development of commercial complexes also met potential challenges.On the one aspect,the prevalence of online shopping,online e-commerce,live streaming and other new consumption methods have greatly affected the operation and benefits of physical businesses.On the other hand,the continued impact of the Covid-19 has severely hit physical businesses.However,different region has been influenced differently by the adverse impact of Covid-19.There exist significant differences in the flow of people and operating income of commercial complexes in different regions.It can be found that the location of a commercial complex is one of the essential factors to decide the profitability of project development and operation.This essay mainly investigates the site selection of commercial complex in the Central City of Chongqing.There are four different parts of this research.The first part is the chapter 2.It expounds the relevant theories of commercial location and selection of commercial complexes,explains the meaning and characteristics of urban commercial complexes,and introduces the development of domestic and abroad commercial complexes respectively.Then it shows the current problems in the site selection of Chongqing’s complex.The second part is the chapter 3.This chapter investigates the development of Chongqing’s economy,transportation,commerce and commercial real estate as the basic conditions for the development of commercial complexes and analyzes the development of existing commercial complexes in Chongqing.The third part is the chapter 4.Combining the urban development of Chongqing and the development of commercial complexes,an index system for the site selection of commercial complexes suitable for Chongqing is established,and the judgment matrix is constructed using the analytic hierarchy process to calculate the impact on commercial complexes and the weight.The fourth part is the fifth chapter of this research.Empirical analysis of the site selection of a commercial complex in downtown Chongqing,and evaluation of the location of two candidate sites.The research shows that:(1)At present,most domestic research on the location of commercial complexes is in areas consistent with the hypothesis of "homogeneous plains",and there are fewer studies on cities with mountainous rivers like Chongqing.(2)The main factors affecting the selection of location of Chongqing’s commercial complex are permanent population density,consumer purchasing power in the region,per capita disposable income,and public transportation conditions.(3)The AHP-fuzzy comprehensive evaluation method is used to construct an evaluation model for the site selection of a commercial complex in downtown Chongqing.The model scientifically evaluated the two candidate sites of the proposed project in the empirical analysis,and proved the feasibility of the model.This paper investigates the influencing factors of Chongqing’s commercial complex site selection,constructs a site selection model for Chongqing’s commercial complex,and actively explores the site selection theory.It not only provides suggestions for Chongqing real estate developers’ commercial complex development site selection,but also provides references for Chongqing’s urban space planning and land transfer.
