Study On The Suitability Evaluation And Optimization Of The Spatial Layout Of Urban B&B In Xi’an

As a new type of tourist accommodation facilities,urban B&B is of great significance for improving the level of urban tourism service,displaying urban characteristics and promoting the development of regional society,economy,and culture.In recent years,with the transformation of tourism consumption demand,the development of sharing economy and Internet technology and the support of relevant policies,the development of China’s urban B&B has a rapid momentum.However,due to the rapid expansion of urban B&B,it often lacks scientific guidance in the planning and construction process,which makes it face such problems as unreasonable site selection,weak spatial function coordination ability,unobtrusive features and low efficiency,thus bringing negative impacts on the B&B industry ecology and city image.In the face of the contradiction between consumers’ individualized and multi-level demand for accommodation and the spatial layout of urban B&B,the scientific and rational planning guidance and construction of urban B&B is particularly urgent.This paper takes the central urban area of Xi’an as the research area to discuss the characteristics of the spatial layout of urban B&B and its suitability of spatial layout.First of all,this paper defines and discusses the connotation and extension of the concept of B&B and the suitability evaluation,and then summarizes the relevant literatures of B&B from three aspects: B&B,the spatial layout of commercial service facilities and the suitability evaluation of the facility layout;Secondly,on the basis of summarizing the development status of Xi’an tourism and urban B&B,it focuses on the analysis of the spatial distribution pattern and characteristics of Xi ’an urban B&B;On this basis,using multivariate big data,a suitability evaluation system of urban B&B space layout is constructed from six aspects: socio-economic foundation,tourism resource endowment,transportation convenience,commercial prosperity,public service level and market competitiveness.Evaluate the suitability of land use in the central urban area,and then compare the evaluation results with the current density of B&B distribution to obtain four distribution patterns of suitability for layout;Finally,the paper puts forward the corresponding strategies and suggestions for the spatial layout optimization of the urban B&B in Xi ’an from the two aspects of overall optimization path and classification guidance.The results show that :(1)The spatial distribution of B&B in Xi’an city is not balanced,with the layout characteristic of "more south and less north,more inside and less outside".It presents the overall spatial distribution pattern of contiguous aggregation,axial extension and multi-center development,with significant differences in the distribution of circle layer,zones,aggregation directions and hot spots.(2)Xi ’an urban B&B has the characteristics of traffic coordination,commercial dependence and scenic spot symbiosis.(3)The suitability of residential space layout in the central urban area of Xi’an shows the pattern characteristics of core-edge diffusion,with high interior and low exterior,and high partial dispersion.Among them,Mingcheng District,Nanmen,Xiaozhai,Dayan Pagoda and Textile City in the east are the areas with the best suitability.(4)The matching degree of spatial unit layout suitability and current urban B&B distribution density in the central urban area of Xi ’an is not high,which can be summarized as four matching modes: double high,high-medium,high-low and mediumlow.Urban B&B are mainly distributed in a small number of high suitable spatial units in the core area,while other high suitability spatial units are less.(5)According to the evaluation results of the suitability of the spatial layout of B&B and the distribution characteristics of the current B&B,the overall optimization path of " space control,optimize the layout,the functional composite " is proposed for the layout of urban B&B from three perspectives of space overall planning,layout guidance and function improvement,and according to the four typology areas,this paper puts forward four spatial layout classification guiding strategies: improving quality and improving efficiency,focusing on development,different development and restricting development.
