In recent years,the development of prefabricated buildings has become an upsurge in China ’ s real estate industry.The government has vigorously promoted prefabricated buildings,issued numerous encouraging policies,and actively established pilot cities and industrial bases.The state’s control measures on real estate can reflect the overall market trend.While vigorously promoting prefabricated construction,it adjusts and controls real estate financing,land supply,loan interest rates,off-plan transfers,transaction taxes,etc.Wait for the issue.In the face of changes in national policies and fierce market competition,real estate companies must not only ensure the function of residential products to meet consumer demand,but also control investment,which makes it difficult to decide the design scheme of prefabricated residential projects.In view of this,for the investment decision-making of prefabricated construction projects,this paper conducts research and analysis from the functional perspective of prefabricated residential projects,introduces value engineering and fuzzy comprehensive evaluation related theories,and establishes a decision-making model for investment projects of prefabricated residential projects.Determine the evaluation index of assembly-type building function by considering multiple non-quantitative factors such as construction period,quality,safety,cost,energy conservation and environmental protection,corporate brand,etc.,and then evaluate the project function through the fuzzy comprehensive evaluation model,and carry out each project in combination with the cost increase Specific value analysis.First,determine the fuzzy comprehensive evaluation index of the function.Summarize and summarize the related research and value engineering related applications of prefabricated houses through literature comprehensive research methods;on the basis of analyzing the characteristics of prefabricated houses,establish a function index system and clarify the definition of each function evaluation index At the same time,the comparative analysis method is used to distinguish the difference between the cost increment of the prefabricated house and the traditional value engineering cost concept,and determine the cost increment composition.Second,establish a decision model of investment scheme based on fuzzy comprehensive evaluation.Combining value engineering theory,analytic hierarchy process and fuzzy comprehensive evaluation method to determine the weight of indicators,establish a decision model for investment planning of prefabricated housing and add it to the process of project investment planning decision,comprehensively considering the ratio of function to incremental cost Evaluate the value of prefabricated residential projects.Finally,the actual case analysis is carried out on the residential project of No.1building.Using the decision-making model of the prefabricated residential investment scheme,the value of the three design schemes in the investment stage is solved,and the alternative schemes are valued.The results show that scheme five is the best scheme for the construction of the 1 # building project,which is the developer ’s investment scheme.Provide a reliable basis for decision-making.At the same time,the empirical analysis of the case further verifies the validity and reliability of the model.
