The research of this subject is based on the basic geographic data and real estate-related information data within the urban area of Zhongzhan District,Jiaozuo City,Henan Province as the main research and analysis basis.At the same time,combined with MATLAB application technology to create a BP neural network and perform analysis and calculations,a GIS-based The regional residential building price intelligent evaluation and forecasting system realizes the integration of geographic information auxiliary collection,data management,spatial analysis,valuation work and other functions,and accelerates the scientific,efficient,practical and convenient residential building valuation work On the development path,certain research results have been achieved.Through the study and exploration of real estate appraisal theory,the completed work and main progress of this paper are as follows:(Ⅰ)Collect and sort out the historical development background and basic research of real estate-related valuation theory,summarize research and analyze the development status of domestic and foreign land-related valuation research;based on this,analyze the real estate valuation theory,valuation workflow and three universal basic valuations Methods,clarify the three basic valuation methods including valuation steps,valuation calculations and other key technical routes,and compare and analyze their theoretical ideas,application scope,and their advantages and disadvantages,and determine the use of the comparative method to analyze residential building prices.(Ⅱ)Summarize the basic theoretical knowledge,main basic functions and in-depth training and learning related technologies of artificial neural networks,and summarize the current basic structure of BP artificial neural networks in enterprise database applications,standardized algorithms and their main advantages and disadvantages,BP artificial neural networks In-depth study of several aspects such as the main improvement algorithm.(Ⅲ)A comprehensive analysis of the feasibility of real estate’s characteristic valuation theory knowledge and neural network technology in the real estate market is carried out,and its advantages and characteristics are clarified.Choose an appropriate quantification method to quantify the influencing factors of the characteristics of residential buildings in real estate,use MATLAB software to build a BP neural network,import the feature values of training samples and establish a mapping,after learning and training of the sample data by the neural network,it will automatically generate that meets the research needs The mapping rules of the neural network system are verified by simulation,and the error meets the requirements.So as to build a valuation model based on BP neural network.(Ⅳ)According to the design and development goals of the valuation system,using GIS software as its development platform,a residential building valuation and geographic information management system integrated with BP neural network was developed,and functions such as prediction and evaluation were realized during the operation of the system.
