| Green building is widely concerned because of its benefits for sustainable development of construction industry.Commercial buildings consume vast amounts of energy in the process of construction and operation stages,and have a certain energy optimization and saving space.Therefore,the development of green commercial buildings is of great significance to the sustainable development of construction industry in China.Under the strong national promotion,the number of green commercial buildings have been growing rapidly.However,the operation performance of green commercial buildings has not been improved simultaneously,which is mainly manifested in the lack of significant improvement in operation energy consumption and water consumption,and low satisfaction level of users with indoor environment quality,etc.In order to improve the operation performance of green commercial buildings,it is necessary to study the operation risks.Among the risk factors,design risks have a greater impact on the operation of green commercial buildings,and research on design risks can better improve the operation performance of green commercial building.Vulnerability,as an inherent characteristic of green commercial building projects,could change the influence degree of design risks on operational performance,and mechanism study of risk factors without considering vulnerability is incomplete.Therefore,this thesis aims to explore the relationship between design risk and operating performance of green commercial building from the perspective of vulnerability,so as to identify key design risks and vulnerability factors that affect green business building operating performance,and propose corresponding measures.According to the research objective,this thesis first establishes the index system and the establishment process is as follows:(1)through reviewing literatures related to the operation management of green commercial buildings,green commercial building operation evaluation indexes are determined;(2)by summerizing studies on green building risk management and expert interviews,combining with the characteristics of green commercial buildings,14 design risks of green commercial building are identified and divided into four dimensions: design technical risk,design management risk,design behavior risk,the certification risk of green design;(3)by reading relevant publications on system vulnerability,11 project vulnerabilities of green commercial buildings are divided into three dimensions: exposure,resilience and sensitivity.Besides,according to the risk management theory and vulnerability theory,the theoretical model is established and the hypotheses are proposed.Then,based on the theoretical model,the questionnaire “Study on the Influence Mechanism of Design Risk on the Operation of Green Commercial Buildings from the Perspective of Vulnerability” are designed,and the survey scope and object are defined.Finally,SPSS22.0 software is used to conduct reliability and validity analysis on 481 valid questionnaires,and AMOS22.0 software is used to test the model assumptions.The research findings are as follows:(1)in green commercial building projects,all four dimensions of design risk have significant negative impacts on operational performance,but there is a certain degree of difference in the effect of the four dimensions.Among them,design behavior risk has the greatest impact.(2)in green commercial building projects,the three dimensions of vulnerability play positive moderating roles in the relationship between design risk and operational performance.The higher the vulnerability is,the greater the negative impact of design risk on operational performance will be.Among the three dimensions of vulnerability,the positive moderating effect of resilience is the strongest,indicating that the negative impact of design risk on operation performance of green commercial buildings is the most significant under the effect of resilience.In the process of analyzing the impacts of design risks on the operation of green commercial buildings,the moderating role of vulnerability is considered in this study,which fill the research gap in this area.The research conclusions could provide theoretical basis and practical guidance for developers to improve the operational performance of green commercial buildings,and ultimately promote the high-quality development of green commercial buildings in China. |
