With the development of China economy,the market of our country’s real estate keep the speed of development soon.The project of many enterprises in the process of development which the cost-control management is not only into regular,but also have no own characteristics and system specific.As a result,it is lead to many enterprises in a week position in the increasingly fierce competition.The whole-process management of cost-control is not only the core of enterprise survival and development,but also the most important factors in the running activities of project.The meaning of this paper reflects the significance of cost-control management in the real estate the product cost,to improve the economic efficiency,also it is a powerful gripper of completing enterprise’s preset target.As a mid-level manager of W company,This paper use comparative analysis,case analysis,combining qualitative analysis with quantitative analysis and other research methods through practice and deep management perspective in order to analysis systematically cost-control management.Meanwhile,this paper argues that W company has established a perfect set of cost-control system which keep headquarter’s total cost-control management as the central task,carrying out by each cost management department of subsidiaries.This paper also prove that results of cost-control work through improving continuously mechanism of cost supervision、cost analysis and cost information feedback.This paper has demonstrated furtherly the strategy science of W company cost-control which studies and analyzes a high-rise residential district practical case.There are so many problems pointed out in this paper,as a result,some improved measures are proposed targeted one by one.First,Improve the overall quality of professional and technical personnel and establish the consciousness of cost-control.Second,Strengthen Drawing review and establish system of drawing endorsement associated.Third,Improve the quality of the bidding documents and enhance the level of refinement during reviewing the bidding documents.Fourth,Optimize expenses and payment terms in general construction contracts.Fifth,Enhance the dynamic manage-control level of targeted cost and perform change and visa work well.Sixth,Controlling the quality of drawing review during construction stage.Seventh,Building system of completion settlement data validation and process specification.
