Since the beginning of 2017,China's housing prices have been rising all the way,and the real estate market has been in full swing,it followed by strict national regulation and control.The purchase restriction policies have been issued in various regions,and the housing prices have gradually dropped,which has led to the development of the real estate market from prosperity to decline,while increasing the uncertainty of real estate project development.However,Most investors prefer the expected rate of return on real estate projects.Driven by interests,they will still choose to invest in real estate projects in order to obtain more returns.Of course,investment activities are profit and risk coexist.The real estate project has a large investment and a long development and construction period,which is closely related to the wind direction of national policy.Therefore,the existence of some uncertain factors leads to the high risk of real estate projects.From project establishment to development and construction,CCCC real estate Wangjijie project is in the period of strict regulation and control of the real estate industry.Meanwhile,it is faced with many complex and special uncertain factors.How to manage and control risks in all stages of the project development is the problem that Wangjijie real estate project needs to solve.This paper takes the Wangjijie real estate project of CCCC real estate as the research object.On the basis of combing the theories&methods and achievements of project risk management at home and abroad,it combined with the particularity of China's real estate industry and the development trend of the region where the project is located,it comprehensively analyzes the regional overview,positioning and risk management status of wangjijie real estate project,and it divides the whole life cycle of the project into the decision-making stage,implementation stage and operation and sales stage,the risk factors are identified by stages;According to the identified risk factors,the risk evaluation index system of Wangjijie real estate project is constructed,and the fuzzy comprehensive evaluation method based on AHP,it is used to analyze and evaluate the risk factors of each stage and determine the weight of each risk factor,then it determine the risk to Wangjijie real estate project Objective to provide practical guidance for the construction of the project and provide reference for the risk management of CCCC real estate project.
