| With the rapid development of the real estate market,the number of existing houses in China is constantly increasing,and the trading volume of second-hand houses is increasing year by year.The maturity and development of the second-hand housing market has promoted the emergence of a new type of real estate agency business model.In recent years,a number of large real estate or property companies have begun to increase the second-hand housing transactions and small-asset sales modules,thereby enriching the business scope,revitalizing corporate assets and increasing corporate profits.This new type of real estate agency business model has a more concentrated business scope and more refined services.The work of real estate agents in this mode is also distinguished from other traditional intermediaries.How to establish a more suitable performance appraisal method for real estate agents,and better motivate the enthusiasm and potential of real estate agents is one of the key issues for enterprises.The dissertation is based on the KQ property rental and sales center.It mainly uses the literature research method,the questionnaire survey method and the interview method.Firstly,it combs and studies the theoretical research on performance appraisal at home and abroad,and then combines the statistics of the survey and interviews with the status quo of performance appraisal of real estate agents in rental andsales centersl.The dissertation analyzes the problems in the performance appraisal and the causes of the problems.Finally,based on the theoretical knowledge of the KPI performance appraisal method,the corresponding solution suggestions and implementation guarantees are proposed.Through a series of studies,the dissertation draws the following conclusions: First,in the performance appraisalof real estate agents,problems in the KQ property rental and sales center include unreasonable assessment content,unscientific weight division,lack of performance feedback,and insufficient application of assessment results.Leading to the final performance appraisal in the form,the result of poor incentives for employees;Second,the solution is proposed in combination with KPI assessment method.The optimization of performanceassessment scheme should be consistent with the strategic objectives of the enterprise.Third,performance appraisal is not an independent part.Designing and optimizing performance appraisal is one aspect.Other supporting implementation safeguard measures are also very important.It is necessary to continuously improve the implementation of safeguard measures and establish a good internal environment for performance appraisal.At present,there are relatively few KPI performance studies for real estate agents in real estate agencies.The purpose of this dissertation is to provide valuable and implementable suggestions for the performance appraisal of KQ property rental center through various types of analysis.The dissertation also hopes to provide some reference and guidance for the performance appraisal of other similar enterprises or positions. |
