In recent years,whether from the stock market supply and demand structure,or from the national basic policy adjustment,the real estate industry transformation and development is an inevitable trend.From the early development to the present connotation development and deep development are inseparable from the important support of capital and human resources.Sales talents are the "spearhead" of the development of the whole real estate industry.The quality and performance of the salesmen in front will be the most important link in the whole real estate sales chain,which determines whether they can provide impetus for the sustainable development of real estate enterprises.Real estate enterprises mainly assess the performance of marketing personnel,and less assessment of marketing personnel potential labor and mobile labor.Therefore,it is of great practical significance to study the performance appraisal of marketing personnel in the real estate industry.As the core content of human resource management,performance appraisal is the baton of enterprise development,which changes the traditional enterprise management work mode.Through specific and quantitative assessment indicators,work tasks,work standards and deadlines of each department are defined,so that the work of each department is more planned and systematic.A good performance appraisal system is conducive to activating the vitality of the sales team and creating better performance and a good corporate image for real estate enterprises.Through investigating the current situation of performance appraisal in a large number of real estate enterprises,it is found that most of the top leaders and grassroots employees of real estate enterprises lack a scientific and systematic understanding of performance appraisal.At the same time,due to the stereotypical modeled performance appraisal process,performance results using narrow one-sided,lead to a lot of performance appraisal management staff work enthusiasm is not high,the enterprise sales performance is not high,customer satisfaction is not high,the problem of "three high",performance appraisal as an important part of human resource management,did not play the role of guidance,escort,motivate and control.Firstly,this paper makes a preliminary study on the background,significance,contents and methods of performance assessment,and combing the concept,theoretical basis and commonly used assessment methods of performance management in combination with literature,so as to lay a foundation for the study of performance assessment of sales personnel in real estate enterprises.Second,with A real estate enterprise implementation of performance management model as an example,through A questionnaire survey to understand the real estate enterprise performance management present situation,analyze the current enterprise for A sales personnel performance appraisal problems and reasons,targeted puts forward the optimized scheme for reform,and from the system construction,cultural construction,management and other aspects,put forward the enterprise in performance management should optimize the appraisal principle,the optimization design system of indexes and weights and optimization of the assessment system of the implementation of the strategy and scientific application of the assessment results,for the improvement of the performance of A real estate enterprise management mode,provide certain reference To ensure the continuous improvement of its performance management model.
