Abstract/Summary:
The real estate industry is an important part of China’s national economy and an important pillar industry for the country’s economic development.As a typical capital-intensive industry,the real estate industry has high input costs,long return period,high investment risk,and great influence by policies.In the current severe economic environment,the capital management of real estate enterprises is particularly important,and has even become a core competitiveness of real estate enterprises,and must rise to the height of corporate strategy to consider.In this paper,through the literature research method,field research method,case analysis method,data analysis method and other research methods,and using the Z-Score function analysis model,Rongan Real Estate Co.,Ltd.is the research object(representative of regional small and medium-sized housing enterprises)Based on the theory of fund management and the theory of real estate fund management,this paper analyzes the three aspects of financing management,investment management and working capital management,and proposes optimization suggestions and specific implementation plans.The research in this paper finds that Rong’an Real Estate Co.,Ltd.has a single financing mode,the asset-liability ratio is increasing year by year,the investment decision analysis is too simple,the investment profit rate is not high,the income is unstable,the capital turnover efficiency is not high,and the operating fund management system is imperfect.For other issues,fund management needs to be further optimized.This paper believes that Rongan Real Estate Co.,Ltd.needs to optimize and improve the three aspects of fundraising management,investment management and fund management.First,we must actively innovate financing channels,such as increasing financing channels for non-bank financial institutions,making full use of secondary market financing,exploring cooperative development financing models,and actively expanding overseas financing channels.Second,we must strengthen financing management through optimizing financing portfolios.If the feasibility study of investment is fully done,the investment committee system will be implemented.Finally,it is necessary to improve the performance appraisal system of the fund management department,establish a sound cash flow risk early warning mechanism,and organicize the internal banking center system and the comprehensive fund budget system.Combine and so on.This paper hopes that through this article,the research on the optimization of Rong’an real estate fund management will play a small role in the future planning of the enterprise.While proposing solutions to the Rong’an real estate problem,it can also provide some valuable inspiration for the optimization of fund management of other small and medium-sized real estate enterprises.
