| The three cores of competitiveness including land,capital,men.Competition among enterprises in the final analysis is the competition of talents.Have a high level of talent is the enterprise to expand the market,enhance the value of the fierce competition in the market come to the fore.Employee loyalty to the enterprise is the foundation for stable development of enterprises.However,the high employee turnover rate has become a major obstacle restricting the development of the real estate industry.The replacement of personnel frequently increase business management difficulty,improve the enterprise operation cost,reduce the efficiency of the work of enterprises.Employee turnover will affect the confidence of employees,and ultimately reduce the competitiveness of enterprises.How to reduce employee turnover rate and keep talented people has becomes the first concerned problem for a real state managers.China Oceanwide is a leader in the real estate industry,and its development trend is good.The company’s staff turnover rate has been lower than the average level of the real estate industry,the experience of its talent management for other real estate companies are precious.However,we still find that the rate of employee turnover is still at a high level which affecting the development of enterprises.Therefore,the analysis of the factors affecting the turnover of the real estate industry,targeted to find the reasons for the loss of employees,and thus put forward specific,valuable and effective countermeasures,is the research content of this paper.The article use the China Oceanwide as an example,use the methods of literature search,questionnaire survey,interview,Likert scale to analyze the main influence factors impact the employee turnover rate.The employee turnover of China Oceanwide is lower than the average level of the real estate industry,but still high.On the one hand,the article tries to find the difference from other real estate enterprises to ensure the low turnover rate advantages.On the other hand,the article tries to find the factors affecting the Oceanwide holdings real estate enterprise staff turnover.In this paper,the author analyzes the current situation of employee turnover in China Oceanwide,and divides the object into two categories: some are the employees who have left or have submitted the resignation application;the others are the working staff.Through the investigation and interview,this paper analyzes the reasons of the loss of the employees of China Oceanwide,and finds out the advantages of the company.Then,on the basis of the above analysis,the paper summarizes the main factors affecting the turnover of the real estate industry.Finally,the author puts forward some suggestions for the enterprise,and designs the incentive mechanism to reduce the loss of employees,so as to improve the human resources system and enhance the core competitiveness of enterprises.The object of this study is the real estate enterprise who has a relatively low rate of the employee turnover,from such an enterprise can analyze the advantages and the problems of the mechanism more comprehensive and effective,which has the reference significance for other real estate enterprises. |
