Since China’s reform and opening up,the real estate industry has developed rapidly,and has gradually become a main force to support the national economy,and its position is becoming more and more important.At the same time,compared with other industries,the turnover rate of employees in the real estate industry is always on the high side,which restricts the steady development of enterprises.Enterprise "people-oriented",as the most dynamic and creative main factor in various production activities,human resources are the soul of the enterprise and the source of power for the development and expansion of the enterprise.The turnover of employees is closely related to the production and operation of the enterprise.The brain drain not only affects the continuity of daily work and reduces the quality of work,but also affects the loyalty and stability of the employees,increasing the labor replacement cost and economic loss of the enterprise.Therefore,for real estate enterprises,how to reduce employee turnover rate and retain talents is a big problem faced by real estate enterprises.In this research background,through the questionnaire survey and research on Y real estate company’s employees,this paper analyzes the factors that affect the employees’ turnover intention,and puts forward the improvement measures on the employees’ turnover.This study is divided into five parts: first,it introduces the background of the topic,the theoretical and practical significance of the topic,puts forward the research purpose and content of this paper,and expounds the research methods and technical routes;second,it studies the theoretical knowledge and models related to employee turnover at home and abroad,and establishes the theoretical basis for the full text through the systematic induction and summary of the literature review;Third,it expounds the real estate industry and the current situation of Y real estate company,and puts forward the impact of employee turnover on Y real estate company;fourthly,through questionnaire survey,SPSS software is used to analyze the situation of employee turnover intention of Y real estate company;fifthly,combining the theoretical basis of turnover and thrust pull model,find out the reasons,and put forward strategies to reduce the turnover intention of employees in Y real estate company.This paper divides the factors that affect the turnover intention of employees in Y real estate company into three categories: organizational factors,individual factors and social environment factors,including corporate culture,compensation and welfare,interpersonal relationship,training and promotion,family responsibility,work pressure and other main factors that affect the turnover intention of employees.Finally,the paper puts forward some strategies to reduce the turnover intention of employees in Y real estate company,including establishing a good corporate culture,optimizing the salary system,establishing a long-term incentive mechanism,maintaining a good relationship between superiors and subordinates,attaching importance to employee training and promotion,doing a good job in employee career development planning,attaching importance to family responsibility,easing the work pressure of employees and doing a good job in employee turnover management To reduce employee turnover intention and promote the steady and sustainable development of Y real estate company.
