Development Mode And Comprehensive Benefits Research On The Rebuilt Waste Industrial Area

With the further city expansion scale and transformation and upgrading of industrial structure,industrial areas in the city center are abandoned due to the relocation of production functions.Protecting and utilizing the old factories by rebuilding and function replacement has become a strategy choice for more and more cities.More scholars are paying attention to the protection and reuse of waste industrial areas.A group of scholars are committed to the research of landscape reconstruction and spatial transformation.Some scholars focus on the overall transformation of waste industrial areas.Can the preliminary transformation achieve the expected goal? Does the regenerated development model really fit the plant? Which operation mode should be taken considering the case? These issues need to be followed up.Only paying attention to the research and utilization in the early stage and ignoring the operations after utilization,usually brings about re-abandonment.The research object of this paper is the waste industrial area in the city.Firstly,this paper sorts out the development history of the domestic and foreign waste industrial areas reconstruction and reutilization through literature research,then interprets the relevant national and local policies,analyzes the status quo of reutilization,finding that there are many domestic waste industrial areas waiting to be reconstructed.At the same time,in the process of reorganization,the paper summarizes four prominent problems in the process of reconstruction and reuse,and analyzes them.Through the analysis of the existing domestic and foreign cases of the reuse of waste industrial areas,the paper summarizes the functional mode,management mode and operation mode of the current reutilization,and analyzes its advantages and disadvantages respectively.Finally,the comprehensive benefits are analyzed,and the comprehensive benefits evaluation index is constructed.751 D PARK is taken as an example to analyze its function mode,management mode and operation mode.Problems in operations management are explored through field investigation and interviews.Questionnaire survey is carried out with questions in comprehensive benefits index,existing problems and sustainable development to test its social satisfaction.In addition,contrast is maken between 751 and 798.Finally,some Suggestions are put forward to solve the problems in the process of rebuilding and reusing waste industrial areas,in an attempt to find out the practical and effective reconstruction mechanism and operation and management mode.In this paper,existing waste industrial area reutilization and operation management research are combined.751 D PARK is taken as an example to analyze,aiming to explore the operation effect after the transformation and provide reference for the latter optimization of the transformation project and operation management.
