After more than 30 years of development in China,the real estate industry once became the pillar industry of our national economy.In the golden age,the enterprises that basically devoted themselves to the real estate industry can return with full load.However,with the change of market situation,the real estate industry began to change from the golden age to the silver age.China’s real estate industry has always followed the pattern of heavy assets.Under this pattern,enterprises integrate investment,construction and management,and enjoy their own profits.In the golden age of real estate enterprises,they have helped enterprises to complete the round after round of capital accumulation.However,due to the characteristics of long construction cycle,large investment and high risk,this pattern is difficult to survive at this stage and is faced with With many problems,such as the decline of profit margin and the serious homogeneous competition,many enterprises began to change their development ideas and seek transformation.The asset light operation mode has become the first choice for many enterprises.This paper takes Vanke as the research object,compares and analyzes the changes of financial performance before and after the transformation of Vanke,summarizes the successful experience of Vanke’s implementation of light asset operation mode,in order to provide reference for relevant enterprises.Before introducing the case,this paper first introduces the concept and theoretical basis of light asset operation,and then expounds the development process and transformation motivation of the real estate industry as well as the light asset model of real estate enterprises.In the case analysis part,the development process of Vanke is briefly described.In order to reduce the financing cost and financial risk,enhance the brand influence,and improve the competitiveness of the industry,Vanke began to actively transform,and its main ways are "small stock trading" mode,business partner system,real estate melting,etc.Based on the analysis of traditional financial indicators and economic added value,from the perspective of traditional financial indicators,thesolvency is stable,operation efficiency is improved,profitability is strengthened,and growth prospects are good;from the perspective of EVA model,Vanke’s economic added value is increasing year by year,and Vanke not only effectively improves the capital pressure of enterprises after the implementation of light asset operation mode,but also And further expand the market share and enhance the brand influence.Finally,the paper summarizes the successful implementation of light asset operation mode of Vanke,and gives relevant suggestions.Based on the core competitiveness,cross organization management ability,brand influence and other unique resources of the enterprise,the implementation of asset light model is conducive to ease the pressure of cash flow and improve the competitiveness of the industry,so as to achieve sustainable development.Although in the early stage of the transformation,the enterprise may have a decline in profit margin,but with the deepening of the transformation process,The business situation of the enterprise will gradually improve,and the asset light operation mode is worth learning and thinking for real estate enterprises.
