With the entry of commercial housing in the 1980 s,the real estate market in China has begun a magnificent 30-year journey.In the development of the real estate market,the scale of commercial housing has been choppy advanced due to the mix of urbanization,economic growth,policy regulation,and financial environment.Moreover,the transaction area in 2018 reached a record high.However,the Political Bureau meeting of the CPC Central Committee held on July 30,with the first proposal “not to use real estate as an economic means for short-term stimulus”,sent a clear signal that China will not waver in its real estate control.The real estate industry concentration will be further enhanced,and the extensive economic growth mode and high leveraged investment are no longer sustainable.At present,as a mixed-ownership enterprise,L Real Estate Company has successfully implemented multiple bench-marking TOD projects.At the same time,L Real Estate Company reached a consensus on cooperation formed among metro and rail transit groups in major cities,to jointly promote the development of urban rail transit.For L Real Estate Company,TOD model is not only strong support for breaking the bottleneck of land resources,but also an important method to comply with the development trend of urban rail transit.By using L Real Estate Company as the research subject,analyzing the real estate enterprise development strategy through reading domestic and abroad literature,reviewing the business and development strategy of L Real Estate Company,studying through research methods like PEST analysis model,Porter's five forces analysis and SWOT analysis,and the influence of internal and external factors of the enterprise,we will explore the sustainable development of the TOD model of L Real Estate Company.At the same time,I hope to provide reference for other real estate enterprises.
