The rapid economic development of the country in the short term,the continuous improvement of people’s living standards,the increasing demand for real estate,the people are increasingly concerned about the safety of the living environment and the degree of livability,and the demand for improved housing market is constantly increasing;the development of real estate industry has started since 2016.These products focus on improving the quality of the living environment,while satisfying the urban population’s demand for improved housing in suburban areas,while also meeting the rigid housing needs of the suburban residential population for urbanization.In this context,in order to actively respond to the central government’s advocacy of the principle of "housing is for living in,not for speculation",investment in such products has become a key focus for real estate developers in the future.This article analyzes the specific situation of the project in the form of a business plan,initially outlines the general situation of ZH Real Estate Group and the basic situation of the project;analyzes the development strategy of the project;then,through the SWOT analysis method,Porter ’s five forces Model analysis method,and STP strategic analysis method,the project strategic goals are determined and carried out Brand positioning,determine the target market,and formulate marketing plans;Second,after clarifying the development plan of the Jade Lake Valley project,product type and business profit model,detailed analysis of the organizational structure of the project operation.Thirdly,the specific financial situation of the project,project investment,development and operating cost budget,sales forecast,cash flow determination,profitability analysis;finally,the use of Factor-sensitive analysis and Monte Carlo simulation calculation method,the project risk qualitative and quantitative analysis,based on project evaluation results,formulate risk resolution.The analysis shows that the Jade Lake project has become a mature development condition with minimal construction.It is expected to be sold in the second half of 2020.The construction will be completed in 2022 and the comprehensive supporting facilities will be gradually improved.The maximum investment budget is9.29 billion US dollars,the capital cost of the project is determined to be 10.22% through the Capital Asset Pricing Model(CAPM),and the Net Present Value(NPV)of the Jade Lake Valley project is calculated to be 2.5 billion,greater than 0.The internal rate of return(IRR)is 39.52%,and the Modified Internal Rate of Return(MIRR)is 28.09%,indicating that the project is worth investing.It can be seen from the above that the risk of this project is controllable and the return on investment indicator is a high-quality project worth investing in. |
