In recent years,real estate has developed into an important pillar industry in the national economy,and its proportion of GDP is increasing year by year.The real estate industry has become the main source of national tax revenue through the correlation effect of industrial development,and also improved the living conditions of residents.However,the development cycle of real estate projects is long and the investment is large,and the risk caused by random factors may cause the real estate investment to deviate from the normal production track,causing irreparable damage.New starts every year in our country real estate project number very much,but in the actual project management,mostly by project management personnel with years of experience and subjective initiative to anticipation of risks,a lot of risk management system become a mere formality.During the development and construction of the first phase real estate project of Xinghuiyunjin,due to the lack of targeted risk management of the project,In the actual implementation process,because the light blocking problems caused by the planning project shutdown for two years,the extension of time limit for a project with construction unit personnel slowdown,stagnation of machinery,materials piled up loss damage,caused a great economic loss,on the other hand,due to previous did not exist to the market competing goods targeted research,makes the project is in hardcover delivery or blank delivery location problems,such as the swing,project it again and again.It is imperative to study the risk management of the phase ii development project of Xinghuiyunjin phase.Based on the project risk management theory,this thesis will use Xinghuiyunjin ?project as a example to be the research object.Firstly,the research background,significance,domestic and foreign research status and the related theories and methods of project risk management are introduced.Secondly,using Xinghuiyunjin ? project as the background,according to the risk identification and risk analysis related theory,and using risk checklist and Delphi method to identify the project risk and categorize as policy risk,market risk,the time limit for a project risk,quality risk and safety risk;Next,using Analytic Hierarchy Process,sensitivity analysis method,break-even analysis method and LEC evaluation method,the project risk is to be evaluated.Finally,the thesis puts forward specific countermeasures to the risks of the project.Finally,the specific monitoring methods and techniques,the process and means of risk monitoring are studied for each class of risks of the project,so that the project risk is reduced to the lowest level,and ensure the smooth implementation of the project.This thesis presents an effective identification,analysis and corresponding response method to the actual project risk,so as to provide advices for the project management team.Meanwhile,it can provide reference for enterprise risk management system construction,so as to promote enterprise project risk management more and more mature.
