With the development of China's urbanization process,the real estate industry has become a leading and basic industry for China's economic development and an important tool for stimulating economic growth.After nearly 40 years of development in the real estate industry,especially in the past 10 years,real estate enterprises are facing the transformation of high-quality development.High-quality development is an important goal for the development of real estate enterprises in China.At present,the real estate head enterprises have embarked on the road of group,scale and innovation,and the concentration of the industry has been continuously improved,and the Matthew effect has become more and more obvious.Therefore,if real estate enterprises want to take the initiative in a complex and fierce market environment and be able to maintain stable and healthy development,they must have a scientific development strategy plan that is in line with the actual situation of the enterprise.Based on the theory of enterprise development strategy and the in-depth analysis of the domestic macro environment and the real estate industry market environment,this paper starts with the actual situation of RC company,analyzes the development status and existing problems of RC company,and uses SWOT analysis method and AHP analysis method.It analyzes the advantages and disadvantages,opportunities and threats of RC's "cooperation+acquisition strategy,urban deep farming strategy,high-end positioning strategy,high turnover strategy";through the construction of SWOT-AHP model,attempts to systematically analyze the overall strategic system of RC company And judged,measured the impact of the four major development strategies of RC on the development of the company,and finally put forward the optimization ideas and safeguard measures for the strategic development of the company.The results show that:(1)Among the four strategies of RC,the cooperation index of the cooperation+acquisition strategy and the high turnover strategy accounted for 42%and 40%respectively,and the total weight was 82%,indicating that the two strategies are The development of the company plays a decisive role;(2)the brand effect weight accounts for about 40%,indicating that it has strong industry influence and obvious brand advantages;at the same time,the company's asset-liability ratio and capital problems are affecting the development of the company.major factor.(3)Research shows that RC companies should adopt an aggressive strategy.At the same time,strategic objectives should be optimized in terms of management structure,branding,risk management,land storage resources and quality asset revitalization.In order to ensure the sustainable development of RC companies,the company's development strategy should be optimized.The main ideas are:(1)refactoring the company's management structure;(2)exerting the brand effect and enhancing brand value;and(3)utilizing sufficient land reserve resources;(4)Strengthen risk management and improve risk resilience;(5)Revitalize high-quality assets and enhance financing capabilities.At the same time,put forward practical safeguard measures to achieve the company's development strategy goals.
