The market entry of rural collective operating construction land is one of the effective measures to further promote and deepen the land reform,build an efficient and flexible urban and rural land market,invigorate the idle and wasted land in rural areas,promoting the continuous increase of villagers’ income.The new land management law clearly stipulates that only two-thirds of the members of the collective economy consent,and meanwhile,the land cannot deviate from the corresponding planning in the use process,the collective operational construction land can be transferred to the market.Therefore,in-depth study on the willingness of the members of collective economic organizations to participate in the market and its related influencing factors is of great significance to accelerate the promotion of the market entry of collective operating construction land.Also,it is very important to analyze and determine the factors that affect the willingness,which have an impact on the formulation of relevant land policies and the distribution of land value-added income.On the basis of literature review and field investigation,this paper analyzes and summarizes the successful experience of carrying out the marketing of rural collective profit-oriented construction land in Yiwu city,as well as the main problems such as the lack of standardization of the trading market,the unreasonable standard of distribution and the asymmetry of marketing information.On the basis of the theory of planned behavior,the theoretical analysis framework of the influencing factors of villagers’ willingness to participate in the market of collective land in Yiwu was established.Through analysis and pre-survey,17 relevant influencing factors were screened and preliminarily determined.Through Logistic regression analysis,7 effective influencing factors were finally determined.Finally,combining the data analysis conclusion and the practice of land reform in Yiwu,this paper proposes effective strategies to improve villagers’ willingness to participate in the market of collective land from the three levels: government,enterprise and village collective.
