With the rapid rise of the real estate industry,the scale of investment has reached new highs.Many small and medium-sized real estate companies are also heading for the top,especially many large groups that invest in real estate across industries.However,while House prices continue to rise,they are also accompanied by a huge property bubble.The characteristics of the real estate industry,such as high investment costs,long recovery period and high risks,have also been continuously amplified.In order to maintain stable economic development,the state has repeatedly adopted policies to vigorously regulate and control the real estate industry,having cut off other grey financing channels besides loans and bonds,many real estate enterprises are facing urgent financing difficulties and tight credit problems,which are even more deadly for small and medium-sized real estate enterprises,it may directly lead to the failure of the enterprise capital,so it is very important for the sustainable development of the enterprise to improve the management efficiency of the working capital and alleviate the problem of the working capital.The W real estate company studied in this paper has most of the characteristics of the small and medium-sized real estate companies set up by some groups.First of all,understand the company’s background,organizational structure,through the financial ratio of working capital management status analysis.Secondly,according to the characteristics of working capital management of W company,the management efficiency of inventory,accounts receivable and accounts payable is analyzed based on the traditional factor perspective,therefore,based on the perspective of the Channel Procurement,production,marketing channels to analyze the liquidity and profitability of working capital.Then,we found that because of the traditional management methods,the overall allocation offunds is not reasonable,the procurement channels are occupied with large amounts of funds due to low commercial credit,and the production channels are deposited with funds due to the imperfect planning,the marketing channel is affected by the market and the management mode,and the management efficiency has a downward trend.Finally,in view of the existing problems and reasons,the paper puts forward a new financing method and management model to establish a good channel relationship with upstream suppliers and downstream customers,and to improve their management level.The research of this paper will not only help to improve the working capital management efficiency of w company,but also provide reference for other small and medium-sized real estate enterprises.
