The rational and sustainable development of urban and rural construction land has always been a hot issue of rational land use.The transformation of urban and rural construction land is a process of dynamic development of land use along with social and economic factors and other factors.Exploring the transformation of urban and rural construction land at different social and economic levels is very worthy of study.It can be used for urban and rural construction land at different economic stages.Use,propose a sustainable and high-quality development path.This article first divides the economic stages and changes of the cities in Henan Province.According to the different economic levels of the cities in the study area,the study is divided into three types of economic level areas,and the characteristics of the transformation of construction land in different areas are analyzed.On this basis,build a socio-economic development level system and urban construction land transformation system,perform a coupled and coordinated analysis,optimize the structure of differentiated construction land based on different economic regions,plan the relevant economic-land use indicators of each city according to the economic stage,and follow the total The volume-strength divides the type area,carries on the district control,and proposes the measures.The research results are as follows:(1)Interactive analysis of urban-rural construction land and economic stage:According to the economic stage development cycle and current situation of each city,the region is divided into economically developed level areas,high-speed economic development areas,and economically stable development areas.The type of transformation is delineated by economic region.From the mid-industrialization period to the early economic development period in developed regions,the transformation of land use has undergone industrial upgrading and transformation,rational expansion and structural transformation.The high-speed development area has undergone the optimization and transformation of the industrial upgrading structure and the rational expansion and transformation from the middle to the late period of industrialization.The region with stable economic development has undergone industrial structural transformation and industrial upgrading andtransformation from the early to the mid-term.Using the coupling coordination degree model to quantitatively analyze the coupling characteristics of different economic stages,the coordination degree is low in the early stage of industrialization.The coordination result in the mid-industrialization stage is rapidly increased and then decreased.The later stage of industrialization has reached a high degree of coordination.(2)Optimization of urban and rural construction land allocation: From the perspective of total cap planning and stock land utilization,optimize urban and rural construction land allocation.According to different economic development regions,urban and rural construction land is allocated in a differentiated manner,and the urban industrial mining and rural construction land vitality is calculated.Predict the changes in the urban and rural permanent population in 2035,differentiate the allocation of new per capita standards in different economic regions,and forecast the upper limit of urban and rural residential land use in 2035.Further rationally optimize the structure of land use,revitalize the stock of construction land,and measure the potential for construction land use in each city according to the per capita standard method.Division of control type zones and related index planning: use the four-quadrant method to divide different control type zones according to total-strength dual control.The urban construction land is divided into urban expansion type ? and type ?,and the rural settlements are divided into grades ? to ? according to the order of arrangement,and related control measures are proposed.With reference to the average land GDP growth and economic cycle in different economic stages of Beijing,we plan for the average land GDP of 2035 for different economic regions in Henan Province.
