In the field of real estate,design,as the leader in all sectors of the real estate industry,plays an important role.The quality of design directly affects the quality of products,the profit margin of enterprises,the construction period and so on.With the increasingly fierce competition in the real estate industry,the national macro-control is becoming more and more stringent,the profit margin is getting lower and the degree of centralization is getting higher and higher.China's real estate industry is facing a slight elimination of the best.In order to survive,many real estate enterprises are adjusting their strategic plans,changing their business models,changing from extensive management to fine management,and design management is the first priority.Its rush.Process reengineering and process optimization have been widely used in domestic and foreign industrial fields,and have a far-reaching impact on industrial production.With the real estate industry becoming more and more standardized,a lot of research has been carried out on Process Reengineering and process optimization in the real estate industry at home and abroad.This paper combines the current situation of X real estate enterprise,aiming at its problems in design management,and combines with process optimization theory,discusses the internal design management process of X real estate enterprise.Combining with the current situation of X real estate enterprise,referring to the theory of process reengineering and process optimization,and adopting the idea of DMAIC process design,this paper systematically combs and analyses the current situation of the design management process of X real estate enterprise,and finds out 12 reasons affecting the progress and quality of the whole project design management from the aspects of organizational factors,management factors,environmental factors and process factors,and aiming at the production.The causes of the problems are systematically summarized and seven optimization measures are put forward:improving the company system,optimizing the organizational structure,optimizing the design and management process,establishing communication mechanism,establishing internal communication platform,organizing training lectures regularly,and strengthening process document management.In addition,this paper summarizes the matters needing attention in the design and management process of X real estate enterprise.In order to carry out the expected effect analysis,a Y project of X real estate enterprise is taken as a case.The time cost,capital cost saved after process optimization and the strength development of the enterprise are mainly elaborated.
