Design Value Of BIM In Commercial Real Estate Project Management

With the economic development and urbanized improvement in China,commercial real estate has entered a rapidly developed period.Commercial real estate is more complicated than the other buildings.Projects of commercial real estate on the market become saturated currently,and their risk is gradually increased.It is an important task to reduce the risk of commercial real estate,and make it better controlled.Modern management believes that the improvement of product quality is planned,and the design management is the first condition of the commercial real estate.After the tender,construction and operation play a key role,which is the prerequisite for the success of commercial real estate development.Most of traditional design software is two-dimensional design software or three-dimensional software without information.The design results are usually generated by two-dimensional software.Judgment of design and management work is based on the results of generated by these software.So there are a lot of uncontrollable problems.BIM technology received more and more recognition and application with the upgrade of computer hardware,the improvement of software,and vigorous promotion of the government.The BIM technology has lots of features,such as "mimic","parametric design","data visualization","automatic statistics",and "cooperative work".These features are needed for design and management,which can provide the basis for the design of effective management and also provide more accurate visual design results.Meanwhile it can supply the information for the model used along with other departments of investment,cost,bidding,engineering and operations.This dissertation is comprised by the content of the commercial real estate management,the design and development of computer-aided design,the application of BIM in the design and management of commercial real estate,as well as case analysis of commercial complex,to study the application and value of BIM technology in the design and management of commercial real estate.Enhancing the efficiency of design and management and improving product quality to provide superior and effective basis for costing,tender,construction,operation,and the most accurate models.In order to increase the accuracy and implementing criterion of commercial real estate,and enhance the success of commercial real estate.
