With the improvement of the living standards of human settlements in China and the improvement of the requirements for intensive resource conservation,the era of rough housing for real estate development has turned to the era of fully renovated houses,and at the same time,it has promoted the transformation and upgrading of the real estate development market and structural adjustment.Due to the late start of China's residential renovation,most real estate development companies have not yet independently operated residential full renovation project management capabilities,no sound structure and organizational relationship,no perfect operational procedures,just stay in the way of engineers superimposed to participate in residential renovation Project management,and the relevant industry chain is not mature enough,the relevant norms are not perfect,resulting in many problems in the project management of domestic residential renovation.Therefore,optimizing the corresponding mode of residential full renovation project management is an urgent problem for real estate development enterprises.Firstly,based on the relevant literature analysis,this paper makes a corresponding study on the relevant experience and mode of foreign full-renovation project management,and further elaborates the management connotation of residential renovation project,the establishment of organizational structure,and the core elements of residential full-renovation project management,namely The balance between quality management,cost management and schedule management,combined with the current development status of the domestic residential full decoration market and the actual experience and mode of some typical enterprises in the management of residential renovation projects,explore the MID company in the residential Difficulties and problems encountered in the management of renovation projects.Questionnaire interviews with relevant experts or professionals of domestic first-line real estate development enterprises through data synthesis and qualitative analysis,and investigation of some relevant practical engineering practices,and quality management and schedule management from the management of residential full renovation projects.Three aspects of cost management are to mine,define and analyze the shortcomings.Based on the key process management of residential renovation projects,the “optimized management concept” is used to gradually explore the premise of system management for residential full renovation projects.A re-integrated management system based on organizational rationalization,process standardization,quality standardization,and process informationization.The main findings of the study:1)The process management of residential full renovation project is a relatively complicated system engineering,establish a comprehensive,holistic and innovative management idea,systematically make the whole process management effective overall arrangement,in order to get effective control of each link.2)The process management of the residential full renovation project closely focuses on the three core elements of quality management,schedule management and cost management.It is an effective value to deal with the balance between the three.3)The process management of residential full renovation projects is inseparable from the planning,implementation and achievement of objectives,namely pre-existing management,in-process management,and post-event management,but the goal is not limited to the completion and delivery of the project,but the true satisfaction of the customer.
