With the development of our economy and the progress of the society,quickening the modernization process,people is higher and higher demand for housing,real estate investment scale is becoming more and more big.However,the real estate industry because its cycle is long,large investment,the particularity of many aspects,such as,its development and the economic environment,social environment,the influence of many aspects,such as so often there are many uncertain factors of real estate project,the project risk is growing,these have decided the real estate investment is a high-risk investment activities.How to identify and evaluate the risks,and effectively guard against these risks are real estate investors facing the urgent need to solve the problem.Therefore,to conduct the thorough research to the real estate project risk management problems,trying to explore to evade and dissolve the project risk,the effective ways to reduce risk loss very realistic significance.This paper is divided into six chapters,the first chapter expounds the research background and significance,the domestic and foreign research review,research content and research methods;the second chapter elaborates on the real estate project risk management basic theory,mainly expounds the concept of real estate project risk management,risk identification and analysis of real estate project,the content and the process of risk evaluation of real estate project;the third chapter is on M's real estate project as the research object,analysis of the existing risk,risk identification from policy,economy,market,decision-making and operators,social,natural disasters and legal aspects;the fourth chapter uses the fuzzy comprehensive evaluation method,establish the risk assessment index system of real estate the project of constructing fuzzy comprehensive evaluation model of M real estate project risk,to evaluate the risk of M project;the fifth chapter according to the evaluation results,provided Policy,market,operation and management system and so on.The sixth chapter is the conclusion of this article and the future prospects.I hope this research can provide some reference value for the current effective prevention and mitigation of real estate development risks.
