In recent years,affected by the transformation of national economy to high-quality growth and long-term regulatory mechanism,the development speed of real estate industry has gradually slowed down.At the same time,as land resources and financing advantages continue to gather to scale enterprises,real estate development enterprises in order to seize the living space,have shown the supremacy of scale competition situation.Facing the dilemma of strict policy,high land price,tight capital and strong competition,real estate development enterprises are increasingly establishing cooperative relations and implementing cooperative development with other real estate development enterprises.This practice has shown a trend of rapid growth in the domestic real estate market.Cooperative development of real estate can help enterprises reduce the cost of acquiring land and financing,improve scale and disperse risks.However,it is worth noting that due to the differences in enterprise environment,development strategy,business operation mode and other aspects between cooperative enterprises,the investment level is also inconsistent,and the profit and income of a large number of cooperative development projects are not good,or even have to be terminated in advance due to the deterioration of cooperative relations.The main reason is that when real estate development enterprises choose partners,they lack of comprehensive investigation and evaluation of partners from the enterprise level and project level,so it is difficult to fully grasp the real situation of partners.Therefore,how to select partners in a systematic and effective way and manage the cooperative relationship scientifically has become a key concern for the enterprises that plan to engage in the cooperative development of real estate.At present,the mainstream direction of real estate joint development research is related questions of the real estate supply chain,focus on the real estate supply chain upstream and downstream enterprises cooperation study,study of horizontal cooperation between real estate development enterprises is relatively lack,partner evaluation and selection and the late partnership management is more a lack of related research.This paper first elaborates the related concepts of real estate cooperative development,and combines the current situation and development trend of China’s real estate cooperative development projects.And then analyzes the importance of rational partner selection for successful operation of cooperative development projects,and points out some objective problems existing in the process of partner selection,such as incomplete partner evaluation and fuzzy selection criteria.Aiming at these problems,the paper using a semi-structured interview,questionnaire investigation,case analysis and expert scoring method,around the enterprises and projects two levels the comprehensive analysis on the influence factors of partner choice and selection,to build index system of partner selection of real estate development project,and using the combination of qualitative and quantitative evaluation method to evaluate potential partners and selection.At the same time,the paper also puts forward some suggestions on the selection of partners and the improvement of cooperative relations.The partner selection of a real estate cooperative development project should not only be detailed to the practical operation level of the project,but also fully consider the internal environment of the cooperative enterprise and the fit between enterprises.A high-quality partner should not only achieve the expected objectives of the project,but also meet the strategic development of the enterprise.Meanwhile,the best cooperation depends on stable and cooperative relations.This paper provides a guiding idea for the partner selection,evaluation and management of real estate cooperative development projects,so as to ensure the orderly and lasting operation of cooperative development projects. |
