The real estate industry is one of the most concerned industries in China in recent ten years,with the characteristics of high investment,high rate of return and high risk.With the continuous development of the real estate market,the internal and external competition in the real estate industry is increasingly fierce.Real estate enterprises hope to improve their competitiveness by absorbing superior resources to cope with the rapidly changing environment.Therefore,real estate enterprises gradually start to join the group of cooperative alliances.In the process of cooperation,a variety of cooperation models have emerged,including the traditional association,the cooperation on a single land area,and the cooperation model that has been purely invested.Between,in the process of cooperation partners in the enterprise culture,enterprise demands,management mode,brand value and so on are different,this leads to in the process of cooperation,between the parties will appear all sorts of problems,some can work well to the end of the project,and other cooperation projects on the vine due,failed to reach the vision of before,all kinds of problems mount.Combined with the author's own work practice and actual project cases,this paper first defines the real estate cooperative development mode legally,identifies the current cooperation mode in the market,and confirms that the research direction is to focus on the mainstream cooperation mode in the real estate market.Then according to the real estate before cooperation,cooperation,cooperation in after time sequence is studied,and combining with actual cases respectively for all parties in the process of cooperation,has focused on analysis,finally from the risk prevention and control,project management,project delivery management,financial management,project delivery project management and so on multi-dimensional analysis,it is concluded that the current mainstream real estate cooperation models give different cooperation to the role of the parties in the cooperation project,and risk response,strive to fill the blank of this field.
