Since the reform and opening up, the real estate industry which is increasingly important in the national economy status is rapidly developing in China. Because the characteristics of the real estate industry and the frequency macro-control of the real estate industry, they are resulting capital and land resources which are increasingly tight. At this stage, there are a lot of the phenomenon are developing in real estate, and this phenomenon will continue to exist in the future, and become a trend. To develop real estate projects in the way of effective deployment of land, capital and technology resources to facilitate the successful completion of real estate development and construction projects. As the real estate industry in China, it is still relatively short time in development, many of the management and the operation mechanism are not perfect, the corresponding legal mechanisms need to keep up the practice, particularly to developing more and more real estate projects, there is no accompanying legal system. when many of the problems exposed in co-development process,many problems can not be effectively treated.Basis on the comprehensive analysis of the relevant literatures, the paper has defined the main body of cooperative development in real estate ; Using reference methods such as inductive and compared methods, the status of real estate and the core competencies of real estate companies are analyzed and summarized; Against the treatment of some details by using the chart formula, and the method of deductive reasoning to the choice of partners; By using a large qualitative study, the real estate cooperation development organization modes and the supporting management mechanism are constructed; By using the method of case analysis to a case study, which shows cooperative development problems that may arise in practice.Firstly, the main body of the cooperative development in real estate has been defined, and the current situation about cooperative development of real estate has been summarized. Secondly, combined with the strategic management theories, the characteristics of the real estate business competition and the core competitives are analyzed, and the develop strategies for the real estate adaptability, acceptability and feasibility are assessed; The value of real estate to develop elements and participatory approaches are analyzed; Through the potential competency assessment, it can be ultimately make the validity of choice. Then, this paper analyzes the assumptions of the organization patterns in real estate and the design variables to develop Organization in real estate; It also builds the organizational models in cooperative development of real estate, and summarizes the situations of practice to real estate projects in the operating models; Cooperative development of real estate to build organizational model validation presented the request to their needs, including the performance, efficiency and safety measures; The balance mode of interest is set up in the paper. Finally, the completion of operating mechanism is analyzed, after setting up the organizational structure of the real estate, including from the trust mechanism, cultural mechanism, incentive and restraint mechanisms, coordination mechanism and risk prevention mechanism, to ensure that all the goals of interest are achieved.A case by the end of the article discusses the practice problems of real estate development, and the paper points out the direction for future research.
