In recent years,the state has carried out a new round of macro-control on the real estate market.This round of macro-control policy may become a watershed in the development of the real estate market,and the real estate industry will return to the rational and residential nature from rapid and feverish development.With the overall return of the industry,the market growth is slowing down and the sales price is stable,the real estate enterprises will surely focus on the cost management,improve the profit return through more effective cost management,so as to gain the competitive advantage in the industry.In order to build a more comprehensive and systematic cost management system for real estate development projects,and solve a series of problems such as the lack of complete cost pre-control system for real estate development projects,the focus on engineering construction stage,the less use of advanced theoretical tools and methods,and the lack of attention to post-cost evaluation.In this paper,first of all,on the basis of literature analysis and project research cost management experience at home and abroad for reference,based on the analysis of the characteristics of real estate development project cost management,mode and main contents,the importance and make a analysis different influence factors,in order to make clear the key point of real estate development project cost management.And combining with the reality of ZJCT real estate development project cost management situation and weak link,by using the theory of objective management,quota design theory,theory of value engineering theory,dynamic cost,The cost management system of real estate development projects is constructed from the aspects of project positioning,scheme drawing design,housing construction completion,housing real estate sales,bidding and procurement,contract price pre-settlement and so on.Finally,after the application of the cost management system,the effectiveness of the cost management system is verified by the subjective and objective evaluation.The research shows that the cost management of real estate development projects includes three key factors,namely cost contract management,land acquisition and design scheme,as well as 12 important factors,such as the formulation and decomposition of target cost,feasibility study and total investment estimation.In the process of constructing the cost management system,attention should be paid to the design of the cost management process in each stage,the division of responsibility and authority and the determination of key activities.
