After the marketization of China's real estate industry,a large number of small and medium-sized real estate development enterprise cost control key points is common in the cost control level and the cost control system is not sound,etc.In this paper,based on the current situation of small and medium-sized real estate enterprises,through detailed discussion on small and medium-sized real estate began to send the whole process cost,the use of fees during the project development,points out the key link in the stages of real estate development cost management,analyses the project plan stage,design stage,bidding stage,construction stage and completion settlement stage,stage of marketing cost management process of key link,find out the universal suitable for small and medium-sized real estate developer,the corresponding stage is an effective means of cost management.And through the analysis of its characteristics,the importance of cost control and the existing problems,reveals the shortcomings in small and medium-sized real estate enterprises in cost control,and through the analysis of large-scale real estate with the main difference in terms of cost control and the development trend,summarizes the overall plan of the small and medium real estate enterprise cost control,objectives and methods,and further improvement measures are put forward,namely: improve cost management consciousness,standard cost control system,strict cost control process,strict control of capital operating costs.Finally,based on the model of small and medium-sized real estate company's specific projects,through specific adjustment of the longteng shengshi project cost control measures,to build a set of complete cost management system,including the calculation of target cost,the planning of contract,liability cost decomposition,dynamic cost monitoring,after the accumulation of cost database,cost evaluation content,regulated the process of cost management from the system level.At the same time elaborated the small and medium-sized real estate enterprises in the aspect of cost control of the modification measures and effects of the improved,parsing the concrete application of cost control method is presented,this paper proved the practicability of the cost control idea and method,for small and medium-sized real estate development units,in the aspect of cost control,there are many places to refer to.
