As an important industry in China,the real estate industry directly or indirectly affects China's economic development,and it also deeply affects our daity life and work.The real estate industry which belongs to capital-intensive industry,has a large amount of capital demand,long project running time,and slow capital turnover.Internal financing alone cannot meet the capital needs of companies.If you do not use external financing channels to raise funds,the company ray not be able to operate normally,which requires real estate corrpanies to have a good capital structure.High asset-liability ratio is the most prominent feature of China's real estate industry.China started the housing reform and abolished the welfare housing distribution system in 1998,the proportion of individual house purchases has greatly increased,and the real estate industry has entered a period of rapid growth since then.In recent years,with the government control to the real estate industry and the introduction of relevant documents,many real estate companies have been directly affected,and the capital structure has also exposed many problems.Therefore,the capital Structure of real estate enterprises should be optimized,it is important to the development of real estate companies and realize the China Dream that making overall arrangement of internal and external financing and improving the profitability of real estate enterprises.Under this background,First,I choose the Country Garden as the research object,collect and sort out a large number of data by using the Internet and describe the general situation of Country Garden's operation through data analysis.Second,I make a detailed anatysis of the present situation of the capital structure of Country Garden from three aspects:debt structure,debt ratio and ownership structure,and summarize the existing problems of the capital structure.Third,combining the present situation of Country Garden's operation with the present situation of its capital structure,I dig deeply into the causes of the existing problems of its capital structure.Finally,I put forward corresponding measures,such as reducing liabilities,reasonably reducing the debt ratio;increasing the proportion of non-current liabilities and strengthening debt paying ability;broadening financial channels and constructing a diversified financing system;introducing strategic investors and reducing the concentration;strengthening risk awareness and improving risk early warning mechanism.In a word,this paper provides a reference for other real estate companies.The Country Garden is the leader of China's real estate industry.It can reach such a scale and has many projects abroad,so it must have its advantages and it is worthy of respect and other real estate enterprises should learn from it.But any enterprise is not perfect,if we want to make a family enterprise into a century-okl enterprise and real estate industry into a sustainable industry,we need to face its problems.I hope through this paper,we can provide relevant experience for the real estate industry and promote the development of the real estate industry.
