This paper explores differentiation of Beijing-Tianjin-Hebei urban agglomeration from the perspective of real estate development,analyses mechanism of differentiation of BeijingTianjin-Hebei urban agglomeration caused by real estate development,reveals whether differentiation exists and what the trend is,and verifies relationship between real estate development and differentiation of Beijing-Tianjin-Hebei urban agglomeration through empirical analysis.This paper describes differentiation trend of Beijing-Tianjin-Hebei urban agglomeration from the angle of land revenue,GDP and population separately.Using fixedeffect regression model,this paper chooses two variables of city value and enterprise agglomeration to empirically analyze impacts of industrial agglomeration and city value brought by real estate development on urban agglomeration differentiation.From the point of view of land revenue,differences of land factor income of BeijingTianjin-Hebei urban agglomeration showed an increasing trend on the whole,however,the growth range of the difference has changed from big to small.From the perspective of GDP,differentiation of Beijing-Tianjin-Hebei urban agglomeration showed an aggravating trend on the whole,but degree of differentiation increased first and then slowed down.From the perspective of population,population differentiation of Beijing-Tianjin-Hebei urban agglomeration aggravated,but degree of differentiation showed the characteristics of aggravating first and then slowing down.Fixed-effect regression results show that agglomeration effect and city value are key variables affecting differentiation of BeijingTianjin-Hebei urban agglomeration.The effect of agglomeration is mainly manifested in differentiation caused by FDI differences and differences of employees in municipal districts.The impact of city value is mainly manifested in differentiation caused by land transfer income differences and differences of number of scientific and technological personnel.Based on research conclusions,this paper puts forward following countermeasures and suggestions.Developing real estate reasonably and obtaining appropriate land revenue,changing thinking of relying on land finance,expanding local financial revenue sources through multiple channels,and promoting sustainable development of local economy.Under the background of China's policy of expanding opening-up,conditions should be created to attract foreign capital to promote urban economic development.Eliminating obstacles of system and mechanism and forming a unified and efficient factor market,promoting coordinated development of regional economy,and promoting coordinated development of Beijing-TianjinHebei and construction of world-class Urban Agglomeration.
