| In the countries to strengthen the real estate industry regulation,strengthen the new housing price control,under the condition of real estate projects at the same time also faces increasing financing costs,construction costs continue to improve the situation,how to search for feasible countermeasures to control the project cost in a reasonable manner,effective optimization scheme of cost management,to build a mature system of project cost control,rapid response to customer demand,customer satisfaction of building products,is the key to win competition between real estate enterprises.This study based on the project budget management whole process cost analysis,project cycle and project cost management of the relevant theoretical basis,the vitamin k-NC project cost management base and the system was analyzed,think vitamin k-NC program in selected phase project cost control project total cost management idea is not deep,make problems such as unreasonable project target cost;In the cost control of project design stage,there are some problems such as too subjective decision of design scheme,excessive compression of design cycle,and lack of cost consciousness of design unit.In the cost control of the project construction stage,there are some problems,such as the lack of design change,the non-standard supervision of design change,the lack of consciousness of design optimization during the construction,the non-standard management of project visa change,and the insufficient implementation of project target cost.In the cost control of project completion stage,there are some problems such as loose management of completion acceptance and non-standard performance of project contract.Therefore,when managing the target cost of a project,the ability to plan the target cost should be enhanced to strengthen the effectiveness of standardized management in the management of the target cost.In terms of the optimization of dynamic cost management of projects,the existing structure of the project’s process cost management mode should be adjusted.Meanwhile,the ability to manage the project budget and settlement should be strengthened.In terms of the optimization of project bidding management,we should pay attention to the bidding matters of the project weights and introduce strategic purchasing units.In terms of supplier optimization management,we should strengthen supplier classification management and hierarchical management.At the same time,it is necessary to strengthen project cost responsibility management,establish enterprise project cost management culture,and comprehensively improve vk-nc project cost management and optimization level.Through the discussion of this paper,the real estate company should according to the actual situation of their own conditions and development project to determine the suitable cost control structure and perfect cost control system,only by establishing a practical and feasible cost control system,to optimize the company’s internal management mechanism,improve the company’s core competitiveness.Real estate company project cost control is a continuous and dynamic process of management,therefore should update the cost in order to timely control the change of the total cost of the project,and shall specify the cost controls at various stages,the main responsibility of the specific feasible approaches and processes,the implementation of the whole process to achieve the real dynamic cost control. |
