Nowadays,the theme of financial development is global integration,many countries have entered the era of rapid economic development.Each other's economic war also reached the white-hot stage,the government also faces unprecedented pressure.However,there are challenges and opportunities.With powerful financial instruments,we can stand out in the complex situation.Financial innovation is extremely urgent.As an important financing method and a novel financing tool,asset securitization has attracted more and more attention in the current era.It has become an important research topic in the field of capital market and occupies a place in international finance.The research on asset securitization in China started relatively late and has been in the process of exploration for many years.After 2015,due to the successive introduction of relevant laws and regulations,the development of this mode in China is gradually on the right track.As for the future trend of asset securitization,it has attracted a lot of attention and expectation.Perhaps,a new financing era is about to start.The relationship between real estate and finance has always been interdependent.Real estate enterprises are highly capital-intensive,with huge investment in project development,long development cycle and considerable risks,but they can achieve high returns,so the real estate industry has always been concerned.Everything is difficult at the beginning,real estate enterprises financing,it can be said that its priority among priorities.Nowadays,the market of real estate enterprises is changing every day.In the past,it was difficult to meet the needs of enterprises by means of financing.At the present stage,a series of policies are introduced to regulate and control,which makes it more difficult for real estate enterprises to finance.Under the pressure of capital,enterprises are exploring diversified financing channels in line with The Times.Therefore,how to optimize financing channels,change the current situation,so that all parties can benefit from it,has become a common concern of real estate enterprises.In the context of "destocking",a new way has come to the stage of financing,that is,asset securitization.This paper introduces the concept of assetsecuritization,compares the development process at home and abroad,and lists two modes of REITs and CMBS according to their application in real estate development.According to the actual situation of G enterprise,Suggestions are made for its financing options.Based on literature review,case study and reasonable data,this paper verifies the feasibility and necessity of asset securitization in the financing direction of real estate in China,and draws a conclusion,at the same time,it makes an imagination for its future development prospect.
