The state of the real estate industry regulation policy,"supply side" structural reform and the existing real estate industry tends to saturation in the development environment,the process of real estate project financing relying on traditional banks and non-bank loans for financing the mainstream,and to explore new financing models and channels.Therefore,asset securitization has become an alternative way of financing for real estate projects.Accordingly,the purpose of this paper is to Zhengrong wealth center project as an example,on the basis of the theory of project financing theory and real estate project fimancing,asset securitization,mortgage backed by real estate trust fund financing model,to explore the Zhengrong Fortune Center project portfolio securitization financing scheme.The theoretical significance lies in enriching the theory of real estate project financing,and the practical significance is to meet the financing demand of Zheng Rong Fortune Center project,and at the same time,reduce its risk level.The reasonable control of financing cost also provides reference for other real estate project financing.Accordingly,this paper firstly describes the background and significance of this article,summarized the financing theory and other aspects;on this basis,summed up the financing theory of real estate projects,starting from project financing and real estate project financing,and provide a theoretical basis for the exploration of Zhengrong wealth center project financing mode.After that,the development of Zheng Rong Group was explained.This paper introduces the project of "Zheng Rong wealth center" and analyzes its financing demand.Finally,combined with products such as mortgage backed securitization,real estate trust fund and other products,we formulate strategies to meet the financing needs of Jung's wealth center and reasonably control the financing cost and reduce the financing risk.It can be seen from the research that securitization is a financing way besides traditional financing methods such as bank loans,and has played an important role in real estate project financing.However,the characteristics of the phasing,opportunities and risks coexisting in the development of securitization,and the inherent problems in equity and debt financing also make securitization become a double-edged sword.Therefore,during the project financing process of securitization,real estate should take account of financing demand and risk control,improve project financing level and control project financing risk.
