Price mechanism is an important means to allocate resources in market economy.The price of urban land plays an important role in the optimal allocation of land resources and the rational use of urban land.Provincial capital city is the political,economic and cultural center of a region,and the land price of the provincial capital city has a great influence on this area and even the surrounding area.Therefore,this paper studies the land price of the provincial capital.Based on the land price monitoring data from 2007 to 2016 in 31 provincial cities in China,the paper analyzes the spatio-temporal variation characteristics of land price,and on the basis of screening 14 possible influencing factors.This paper attempts to use panel data regression analysis to explore the influencing factors of land price in provincial capital cities.It mainly includes three main contents:Through the analysis of the time trend of land price in provincial capital cities,we can see that the increase of land price is 189.28%in the east,153.89%and 143.11%in the’ west,and the overall increase is 151.46%in the whole country.From the point of view of land price growth rate,the fastest growth rate in the six major geographical areas is the south-central region,the north-west and east-china regions,and the fastest-growing areas are the northeast,northwest and south-west regions,and the fastest growth rate is in the north-east,north-west and south-west regions.In terms of the three major urban clusters,the provincial capital cities in the Pearl River Delta have the fastest increase in land prices,followed by the Bohai Rim,and the Yangtze River Delta has the slowest increase in land prices.The spatial breakpoint method is used to study the evolution of the spatial structure of land price in provincial capital cities.It is found that the land price level value of provincial capital city is on the rise as a whole,and the highest value of land price level of provincial capital level city in 2007 and 2012 is located in Hangzhou.The highest value in 2016 is in Beijing;By means of spatial autocorrelation analysis,it is found that in 2007,the concentration area of land price in provincial capital city was located in Nanjing,Shanghai and Hangzhou,and in 2012,the concentration area of land price in Shanghai,Hangzhou and Fuzhou was located in Shanghai,Hangzhou and Fuzhou.In 2016,the H/H concentration area was located in Shanghai and the H/L agglomeration area was located in Beijing.The spatial correlation of land price level in other cities was not significant.Based on the supply and demand theory,the paper puts forward the possible factors of 14 land price levels from four aspects of economy,population,infrastructure and natural environment,and uses the panel data regression analysis method to find per capita national income,local general public budget income,total retail sales of social goods,population density,The air quality and the green coverage of the built-up area have a significant impact on the land price of the provincial capital,and the impact level is from high to low,which is the per capita national income,the population density,the total retail sales of the social goods,the local general public budget income,the green coverage rate and the air quality of the built-up area.
