| Economic globalization is getting more and more intensely,and it has further spurred market competition.After entering the new era,the core of the market competition of enterprises has become the competition of elite talents.The same is true for property management companies that have been born with the real estate industry.At present,the property management industry with good development is increasingly demonstrating its powerful strength and driving the improvement of urban environmental,social and economic benefits.However,due to the low overall quality of front-line employees,elite talents frequently turnover,and the development of enterprises in the property management industry has suffered various shocks.At present,the property management industry urgently needs to solve the problem of employee’s stability,which is the key to its sustainable development.This article takes Jiali Construction Co.,Ltd.Qinhuangdao Branch(hereinafter referred to as JL Company)as an example to conduct an in-depth analysis of the loss of employees in the property company.First,the concept of employee turnover and the employee turnover model are analyzed to lay a theoretical foundation for subsequent research.Secondly,it analyzes the loss of JL employees and explains the impact of employee turnover on JL.Thirdly,based on the relevant theory design questionnaire,according to the survey results,JL employees’satisfaction with the work is counted,and the factors affecting employee turnover are found out.Finally,the corresponding countermeasures are proposed for the key factors affecting the loss of JL employees.The conclusions of the study are as follows:(1)The high turnover rate of JL Company leads to the increase of JL’s cost,the decrease of customer satisfaction,the decrease of work efficiency and the loss of key resources.(2)The factors affecting the turnover of JL employees mainly including three aspects,namely,the industry environmental reasons,the reasons for the organization of the company and the personal reasons for the employees.Corporate organizations have the greatest impact on JL’s employee turnover.(3)JL Company should actively formulate countermeasures,to establish an appropriate salary system,optimize the salary structure,adopt a comprehensive compensation system,and provide flexible benefits;optimize the performance appraisal system,establish scientific performance appraisal indicators,and achieve performance appraisal after work;work out in career planning,provide good training opportunities for employees,establish corresponding promotion mechanisms,and create a good corporate culture.The research in this paper can not only provide guidance for JL Company to reduce employee turnover rate,but also have reference value for the development of human resources management in other similar enterprises. |
