In modern times,property companies are closely related to people’s work and life.With the continuous improvement of people’s quality of life,property companies need to keep their level of services with the development of the times.However,there are some phenomena in this industry,such as employee instability,high turnover rate,and increasing difficulties in external recruitment.Frequent replacement of management personnel will cause the increase of operating costs of enterprises,as well as a great impact on the comfort and satisfaction of owners.Therefore,in the context of increasingly fierce competition,how to retain high-quality talents and reduce the risk of contract employees’ resignation of enterprises is the most important and urgent for the management at present,especially in the property industry with labor as the main cost.Taking all the contract employees of Hengda Lujing Property Management Company as the research object,the satisfaction of the employees in the company was analyzed on the basis of the literature review,questionnaire survey and offline survey,and the main factors affecting the turnover tendency were derived,so as to analyze the main reason why employees left office,which was the main reasons for many aspects led by salary.Finally,solutions were put forward according to the problem of employee turnover,and specific optimization suggestions were put forward in the areas of salary system,work contents,working environment,employees’ career planning,employees’ interpersonal relationship and corporate culture.Taking Hengda Lujing Property Management Company as an example,the main causes for the loss of employees in the property management industry was analyzed.The targeted solutions were put forward,which can not only provide guidance for Hengda Lujing Property Management Company,but also provide references for the effective management of employees in the industry.
