The rental housing of collective construction land mainly refers to the rental housing built on the collective construction land approved by law.On August 28,2017,the Ministry of Land and Resources issued a document entitled "Pilot Scheme of Building Rental Housing with Collective Construction Land",which proposed that the pilot project of building rental housing with Collective Construction Land should be carried out.The emergence of collective construction land rental housing can not only alleviate the contradiction between housing supply and demand in large and medium-sized cities,but also improve the efficiency of rural land use.However,as a new policy,it must be gradually promoted.At present,the whole country is in the early stage of collective construction land rental housing development.Therefore,this paper focuses on the development mode selection of collective construction land rental housing,which has a strong practical significance.The main research contents of this paper.Firstly,the main contents of different development modes of collective construction land rental housing are studied.The main contents include development subjects,development land sources,development financing methods,income distribution methods,advantages and disadvantages,and the characteristics of different development modes are compared in this paper.Secondly,it emphatically introduces the objectives,principles and influencing factors of the development mode selection of collective construction land rental housing.Thirdly,this paper studies the selection and evaluation of collective construction land rental housing development mode,constructs the index system and evaluation model of collective construction land rental housing development mode selection,and focuses on how to choose the development mode.Finally,combined with the above research content,the paper gives the corresponding policy suggestions for improving the rationality of the development mode selection of collective construction land rental housing.The main research results of this paper.Firstly,there are differences in the content characteristics of different collective construction land rental housing development models,including different development subjects,different land acquisition methods,different financing methods,different income distribution,different advantages and disadvantages.Secondly,the choice of collective construction land rental housing development mode is affected by different factors.This paper constructs an index system for the choice of collective construction land rental housing development mode,and selects six criteria level indicators and 17 indicators level indicators.Finally,the choice of the development mode of collective construction land rental housing should pay attention to the scientificity of the development mode selection,fully consider various factors,and reasonably select the development mode in light of the actual situation.This paper constructs an evaluation model for the selection of the development mode of collective construction land rental housing.
