In recent years,with the development of the economy,the urbanization process has been accelerating,and more and more people are beginning to flood into first-and second-tier cities.The influx of the population has also brought great pressure to the sustainable development of the urban housing market while easing the structural insufficiency of the urban labor force.A series of problems,such as housing shortages and rising housing prices,have increasingly become the biggest obstacle to the integration of migrants into cities.The use of collective-owned construction land to build rental housing and increase the number of rental housing can not only alleviate the shortage of rented housing for outsiders,but also effectively reduce the development cost of rental housing.Rental housing construction on collective-owned construction land has just started in China and lacks corresponding experience.In the process of investment and development,there are many risks such as imperfect laws and regulations,single financing channels,immature market,and insufficient operational management capabilities.Therefore,it is necessary to conduct management research on the risk of rental housing construction on collective-owned construction land,avoid risks existing in development and construction,improve the utilization efficiency of collective construction land,and promote the healthy development of the real estate market and solve the housing problem.Firstly,based on the status quo of the development of rental housing in China,the purpose and significance of studying the risk of rental housing construction on collective-owned construction land are demonstrated.On the basis of combing and commenting on the research and practice related to rental housing and risk management at home and abroad,it is clear.The connotation of related concepts such as rental housing development model,expounds the theoretical basis of risk management and application.Secondly,based on the risk management theory,through literature analysis,questionnaire survey and other research methods,identify 21 key factors affecting the risk of rental housing construction on collective-owned construction land on the perspective of development mode,and from policy risk,market risk,land risk,financial risk and construction.Dimensions such as risk are classified.At the same time,based on this,a conceptual model of rental housing construction on collective-owned construction land on the perspective of development mode,and a hypothesis test was carried out on the path of the theoretical model.Finally,229 questionnaires are collected by the survey,the structural equation model is used to empirically study the path and effect of the risk of rental housing construction on collective-owned construction land on the perspective of development mode,and the risk action path and path coefficient are analyzed to further explain the risk.Mechanism of action.The hypothesis relationship of the model was verified and revised,and the final fitting model of the risk formation path of rental housing construction on collective-owned construction land on the perspective of development mode was established.The influence of various factors on the risk of the development model of rental housing construction on collective-owned construction land on the perspective of development mode was explored.Based on risk prevention,the development of rental housing construction on collective-owned construction land development proposed policy recommendations.
