A mature system of housing is made up of the housing trading market,housing rental market and housing security,But the housing rental market has been the development of short board in our country housing system,with the promulgation of national policy and the change of real estate market shift from incremental to the stock market,the development of the housing rental market gradually aroused the attention of investors of state and society.Therefore,this paper selects the residential rental price which is closely related to the housing rental market,from the perspective of statistical analysis and spatial analysis,through the hedonic price model and spatial analysis method to explore the influence factors and the spatial distribution of rent.This paper starts from the background of the residential rental market,analyzes the policy intensity and market demand of the residential rental market.Through the summary of domestic and foreign literature,untangling research status of the hedonic price model from theory and method.Secondly,through the concept explanation and the theoretical analysis of hedonic price model,further clarify the research object and research methods.Through the analysis of the residential rental market in Chongqing,the literature summary of characteristic variables and the expert interviews,Identifying 18 residential rental price variable.At The last,The sample data of the 1461 groups within the inner ring of Chongqing city in the half year were taken as the sample,Constructing hedonic price model from the perspective of unified market and sub-market,analysis of characteristics and influencing factors in the study area residential rental price.At the end of the article,This paper will analyze the superposition of ordinary Kriging rent map and space rent factor buffer,from the space and visual angle analyze the Spatial distribution of housing rental price.The main conclusions are as follows:(1)According to the results in the market under the uniform model,at the 5% significant level,distance 1 and housing age are negatively correlated with the rent.The light rail station,architecture type,area,decoration,property type,business,property management and landscape environment are positively correlated with the rent.(2)According to the results of the feature model in the sub-market,In Chongqing,there are several market segments in the residential rental market,which are different from each other.Rent characteristics and the planning and layout of the District,the rental properties of the distribution of a great relationship.(3)Rent space difference results,the residence rents shows that from south to North "low-high-low",from east to west "low-high" trend within the inner ring of the main city of Chongqing,the rent distribution showed the "spatial characteristics of multi-center,group",In the CBD,the regional center,the location of Linjiang and Yubei,such as the existence of a number of mother hill high rents.
