Housing rent has the dual nature of economy and society,which reflects the supply and demand relationship of housing rental market,and provides the basis for market decision-making and housing administration to implement market monitoring and policy regulation.Rent is the core element of lease.On the one hand,rent,as a price mechanism,plays an important role in the whole rental market.Lower rent-to-sales income ratio inhibits the supply of housing resources.Rent beyond the capacity to pay is the source of group rental.On the other hand,due to the particularity of "living with housing",the subsidy scheme for rent has become a "livelihood" policy to promote market development and protect rental groups.So what are the characteristics of rent spatial distribution in Nanjing? What is the price mechanism that forms this characteristic? Compared with the research on housing price(residential sales price),the research on residential rent is relatively scarce,and because of the regionality of the real estate market,it is of great theoretical and practical significance to study the spatial distribution and price characteristics of residential rent in Nanjing.On the basis of reviewing the relevant theories and methods of real estate economics,spatial political economics and geostatistics,this paper studies the distribution characteristics of unit rent in residential districts in Nanjing by Kriging interpolation method,and uses the hedonic price model to analyze the impact of each characteristic of residential districts on unit rent in residential districts.In this paper,data crawler software is used to collect leasing data of 2156 residential districts in Nanjing,and ARCGIS software is used to collect characteristic data of 2156 residential districts.Kriging interpolation method is used to analyze the spatial distribution characteristics of residential rent in Nanjing.Meanwhile,ordinary least squares method and spatial econometric model are used to estimate the marginal rent of each characteristic of residential districts.The study finds that the distribution of unit rent in residential districts in Nanjing has two characteristics: decreasing from the city center to the outside,one center and two secondary centers.The rent of residential units in Nanjing decreases from the central location to the outside,and the higher the rent of small residential areas is,the lower the rent is.Secondly,the rent of three areas in the study area is significantly higher than that of the surrounding areas,which are located nearXinjiekou,Hexi Business Center and southern Qixia District,respectively.Among the three districts,Xinjiekou has the highest rent.Through the distribution study,it is also found that the rent of residential buildings in Nanjing is normal distribution and there is a positive spatial autocorrelation between the rent of residential areas.Because of the existence of positive spatial autocorrelation,it is necessary to adopt spatial econometric method in the regression of hedonic price model.The regression model fits well.According to the regression results of the model,the greening rate and property fee have a significant positive impact on unit rent.Supermarket distance,high school distance,scenic spot distance,bus stop distance and CBD distance have significant negative effects on unit rent.The unit rent of the neighborhood with university district is higher than that of the neighborhood without University district.The relationship between hospital distance and metro station distance and dependent variables is "inverted U" type.The rent of the surrounding residential area has a positive impact on the residential area.However,the regression coefficients of primary school distance,vegetable market distance and park distance are not significant.Finally,from the aspects of urban planning,improving the quality of tenants' living,vigorously developing long-Rent apartments with group operation,the paper seeks to promote the development of Nanjing residential rental market.
