As China's real estate market matures and real estate products increasingly rational consumption of residents,the real estate companies need to transform the current real estate business by the "extensive" management to "fine" Management.Because the material procurement cost accounting for real estate development projects the proportion of the total cost up to 60-70%,so material procurement cost management to achieve "fine"is an important part of real estate project management from "extensive" to "fine" of change,which material procurement of civil and installation is the most important part of Material Purchasing in the entire real estate development projects.Because with respect to real estate companies Chinese industrial and commercial enterprises must face an oversupply of buyer's market longer,so their current level of material procurement management is relatively higher,therefore,under the new situation real estate companies should learn these successful practices in material procurement cost control of industrial companies and trade companies,by "fine"management the material procurement cost control level is further improved.For example,to carry out material procurement settlement cooperation,material procurement cost control benchmarking management.The purpose of this study is to learn successful practices on material procurement cost control from industrial companies and trade companies,combining the characteristics of real estate development projects use of relevant material procurement cost management theory to analyze problems,finally identify further optimization measures of material procurement cost management of civil engineering and installation of real estate projects.Paper is divided into seven chapters:The first chapter is an introduction.It includes background of the issues raised,significance of the topic,research methods,research path,the object of study and definition of key concepts.The second chapter is the literature review.It includes review of foreign literature,national literature overview and comments on foreign and domestic literature.The main aim of this chapter is to determine the basis of this study.The third chapter is presentation of material procurement cost management theory and project management theory.These theories include project management theory,ABC procurement management theory,JIT purchasing management theory,benchmarking theory and optimal bulk purchaseplanning of material requirements under non-uniform.The main aim of this chapter is toprovide the reader support when they read the following content.The fourth chapter is presentation of real estate projects and characteristics of material procurement activities of its civil engineering and installation works.Under the case of industrial companies and trading companies contrast we describe the characteristics of the material procurement of civil engineering and installation works of real estate development project.The purpose is to prepare for the next chapter of argumentation.The fifth chapter is material procurement cost control measures of civil engineering and installation works of real estate development projects.This chapter is the core of the paper and using standard analysis method.In this chapter we follow the principles of economics maximize minimize and on the basis of the above chapters demonstrate the following:procurement cost control of material with high price and a small number,procurement cost control of non-uniform demand material,JIT material procurement model,Benchmarking of material procurement costs,scale material procurement and Supplier selection.The sixth chapter is case analysis.To material procurement management of civil engineering and installation works of SQ-real estate development projects,for example,we further demonstrate conclusion of the specific application from Chapter V and making material procurement cost control measures in the last chapter has been more specific and clear explanations.Chapter Seven is the conclusion.We summarize the main findings of the paper and in the future for further study of the content in this chapter.The main innovation of this study are:We propose material procurement cost benchmarking management of third-party intervention the game;Unter JIT purchasing model for material with high price and a small number bring the expected loss of working time and professional warehousing services offer into the decision-making process;We demonstrate use the purchasing Settlement cooperation problems;If the materials has different characteristics,then one should choose a different supplier relationship type.
