With the price of commodity housing rising rapidly since 2010 in China, the government havebegan intensively introducing a variety of real estate restrictive purchasepolicies. With the continuous government’s macro economicmeasuresand regulations of the real estate market, real estate market is becoming more brutally competitive. Just under this condition, companies are under such great pressuresas reduce cost, maintain quality,improve efficiency and so on. As the primary key of real estate developingprojects,especially concerning original cost and quality, the projectprocurement management has been well appreciatedbyreal estate companies. Meanwhile, the fact that procurement operations come with the development of the company and more projects results in thatthe traditional decentralized procurement model is not only unsuitable to the development of enterprises, but also standing in the way of the expansion of enterprises. Socentral procurement, strategic sourcing, and other joint-venture purchasing patterns gradually are becoming the mainstream.Accompanied by the development of information technology, updating procurement is tend to electronic and information technology, and becoming efficiently.This paper describes the origin and definition of procurement, overviews current procurement management and introduces advanced procurement modelat home and abroad. The study also introduces and analysis the model of procurement management,status quo and development trend of the real estate industry. Taking JD project for example, the study analysis the procurement management, and collects data and cases in the project development process of procurement management reform process,and applies SWOT-analysis to identify existing project Features and detect advantages and disadvantages of procurement system. It also discusses depth of the reform of procurement system, and compares advantages and disadvantages betweenbefore reform and after reform, and presents its application in practical cases, which aims to analyze the key points of project procurement system in real estate. At the same time the study inquiresintotheprocurement cost, classification and management of resources, and procurement information construction.
