The real estate enterprise has the trait of capital-intensive and policy-sensitive,under the background of increasingly stringent conditions for real estate enterprises,some investors do not attach importance to non-financial analysis,such a move may result in a faulty decision.Harvard analysis framework can make up the disadvantages of traditional financial statements analysis,it considers the non-financial information such as policy,and analyzes the state of business from enterprise strategy,the quality of accounting information,financial situation and development prospects,it can help investors make investment decision.Fund-oriented is one of the trait of the real estate industry,and it is considered into the Harvard analysis framework.Based on the Harvard analysis framework and selecting financial data of PL Real Estate Group Co.,Ltd Tsingtao Branch for the study,this paper is written from four dimensions to analyze the state of the company.In the aspect of strategic analysis,this paper is written from the external of the company,competitive advantage strategy and the entire strategy.In the external analysis,it mainly be used PEST analysis and Porter's Five Forces Model to analyze the macro environment and industry environment of the company.In the entire strategy analysis,SWOT analysis is mainly used.In the aspect of accounting analysis,this paper is based on the previous dimension,and identify the company's main accounting policies and accounting estimates,in order to ensure them are in line with the company's strategy.In the aspect of financial situation analysis,this paper is analyzed from traditional report analysis,adjusted report analysis and financial indicators analysis.Since the real estate company is related to fund,this part is introduced into some new financial indicators,after the former analysis,this part is also introduced into a new model in order to analyze the internal value and the funds situation of the company.In the aspect of prospects analysis,this paper is combined with the first three parts and is forecasted from the aspects of industry and enterprise.Investors can make investment decision according to the relevant conclusions.The conclusions can be drawn by analysis: on the industry level,the industry will be facing a challenge of reshuffle;on the strategy level,the company should maintain the differentiation strategy and seek new profit growth point;on the finance level,the company should strengthen the ability of cost control and value the status of fund.And then corresponding countermeasures are proposed in response to the problems found in the analysis,in order to help the company develop better,and it is hoped that it will be able to provide real estate companies with a dedicated analytical framework.
