| As a pillar industry in China,real estate enterprises have an important position in the national economy.With the gradual slowdown in China’s economic growth,the real estate industry is also facing various problems under the market change.The analysis of the financial statements of the real estate enterprises can provide the decision-making basis for the enterprises to deal with the market change.The financial statements of real estate enterprises are important information for enterprises.They not only provide decision-making reference for business managers,but also provide decision-making basis for external creditors,investors to judge the profitability and solvency of enterprises,and to assess the value of enterprises.Because of the special business model and industry characteristics of the real estate enterprises,the financial statements and industrial and commercial enterprises have great particularity.Directly using the existing financial analysis method to conduct financial analysis of real estate enterprises may lead to problems of understanding and judging various financial indicators of enterprises.At the same time,financial analysis without considering market and corporate strategy can not reach pertinent conclusions.This paper first uses the literature analysis method,through the research results of domestic and foreign scholars on the financial statements and financial analysis theory of real estate enterprises,and finds that the existing financial analysis methods can not fundamentally achieve the scientific and efficient analysis of real estate enterprises.Secondly,this paper uses the method of combining theoretical research and case analysis,starting from the special features of the industry of real estate enterprises,find the root of the particularity of real estate enterprise accounting and financial statements,which based on the current financial analysis theory to comb,found current financial analysis methods can not effectively solve the premise analysis the real estate enterprise financial report of the special.Finally,through combing and summary of problems,combined with the analysis of the characteristics of the Harvard financial statements frame and real estate enterprises,build a comprehensive financial framework of Harvard real estate enterprise analysis system.Next,we introduce a typical case of Jindi group,and use the financial analysis system to analyze the financial statements of Jindi group to verify the rationality and applicability of the new construction system.Through the analysis of the four part of the group,found that the real estate enterprise financial analysis system construction basically can meet certain specific analysis of the effect of the real estate industry and enterprise financial data,based on the strategy,accounting and financial statements and a comprehensive analysis of the four part of the business prospects summary,the existence of the company in all aspects of business and financial experience and problems,and puts forward suggestions for improvement.Finally,it verifies the effectiveness and applicability of the financial analysis framework built for solving the financial analysis problems of real estate enterprises,and draws the conclusion and achieves the purpose of the study. |
