As the important component of national taxation income in economic development over the past decade,the real estate industry promotes growth,drives consumption and contributes a lot to GDP increase in China.Considering the long period for development,high risk,strong time sequence as well as locality,huge influence of policies,the golden time for real estate industry has passed.It is more necessary to conduct a project feasibility research before investment.The feasibility research of real estate project is the comprehensive analysis before project implementation.By means of estimation and measurement,and from the perspectives of the project market,the technology as well as the environment,it predicts the potential economic benefits,enhances resource use ratio and maximizes interests.Based on the status of domestic and overseas feasibility researches,this paper determines the basic analytical content as well as methods.By taking BGY real estate project as the example,this paper firstly analyzes the influence of investment project,policies and local economic development on project,which shows that the market price of real estate where BGY project is located is in lower level,but the development prospect is optimistic.Secondly,through SWOT analytical method,the advantages and disadvantages of the project are known.After comparing with corresponding competitors,it is found that the clients in demand for improvement are large and products for high-end improvement are more competitive,so the project positioning is determined and the price is estimated.Thirdly,the project engineering technology is analyzed via planning design and strict quality management system,which indicates that the project is feasible in technology.Fourthly,the analysis of investment measurement,financial statics as well as dynamic indexes,income cost prediction and risk evaluation is carried out,which concludes that this project is feasible in finance.Besides,according to project practice,the solution is found out to reduce loss caused by risk combined with market environment and aimed at the major risk of project.Finally,combined with relevant analysis results,the feasibility conclusion of this project is concluded and corresponding suggestions are proposed.
