As China’s rapid economic development and the deepening of reform and development, China’s real estate industry has become an important part of the national economy in creating the financial and taxation, promoting investment growth, driving consumer related industries. The real estate industry’s contribution to GDP is also growing. However, the project has a long development cycle, large investment, and other more uncertainties characteristics, which also makes the investment in such projects need to pay attention to many aspects and all aspects. At the same time due to the current Excessive speculation over the real estate industry and the increasing State macro-control efforts, it is necessary to attach importance to and strengthen the real estate project feasibility study.Real estate project feasibility study is to ensure that it is technically feasible, the environment allowable, economically reasonable, significant economic benefit. Real estate development feasibility study is an important decision-making steps in the analysis process, also an important basis for investment decisions. Real estate business needs to enhance the project’s feasibility study in the development process to avoid the blindness of investment.This paper starts the feasibility study based on the Basic theory and methods of technical and economic evaluation, combined with a number of references and research at home and abroad. The paper provided the theoretical system of real estate feasibility study, and suggested the financial analysis model of real estate project and discussed the risk evaluation theory of real estate project. Finally, the paper applied the related theory to analyze the feasibility of real estate project. In the feasibility study of Keqiao project, the paper analyzes Keqiao geographical location, economic development, population, urban planning and positioning, then Keqiao residential market supply and demand, and compares to around a few real estate for residential a forecast of market prices; then the geographical environment of the project, the surrounding environment, traffic conditions, competition, this paper also carries out a study of the use of SWOT to analyze advantages and disadvantages of the project to target its group orientation and grade; at last this paper selects the net present value, internal rate of return, return on investment and other real estate investment dynamic financial evaluation to evaluate the economic feasibility of the project, as well as break-even analysis, sensitivity analysis, probabilistic analysis method for uncertainty analysis. Finally, the paper concludes:The real estate project is basically feasible, but in view of future large market demand and supply, we need to choose the right marketing strategy to ensure investment success.
