Commercial real estate has been developing rapidly in recent years.On the one hand,a large number of resources and funds have been continuously invested in the commercial real estate industry.On the other hand,the fierce competition in the industry has led to an increase in the vacancy rate,homogenization and rente return rate.In the face of such a market background,the overall development strategy "to hold" business on business in Longhu,want to expand the market and talent shows itself in the market competition,must choose and establish a reasonable competitive strategy,in order to achieve future development plans and objectives of Longhu business.Based on the above background and purpose,this paper mainly studies the differential competition strategy of Longhu commercial real estate.First,the theoretical basis is put forward.This paper discusses the theory of differentiated competition and its related theoretical basis,and points out the essentials,applicable environment,advantages and risks of differentiated competitive strategy,which lays a theoretical foundation for the establishment of differentiated competitive strategy.Secondly,the analysis of external and internal environment.Through the analysis of Longhu commercial real estate facing the external macro environment and industry environment,using the Potter five force model,PEST tools,to find out the Longhu commercial real estate opportunities and threats;and then through the analysis of Longhu commercial real estate development,internal finance,operations,human resources and ability,summarizes the advantages and disadvantages of commercial real estate in Longhu.Third,choose the strategy.Based on the analysis of these factors,we use IFE,EFE and SWOT strategic analysis tools to identify differentiated competitive strategies,and use the quantitative strategic plan matrix QSPM to verify the results of the selection.Fourth,the content of the strategy.In the end,we put forward some suggestions on the control of strategic implementation and risk management.This paper proposes that Longhu commercial real estate should choose differentiated competitive strategy in the three competitive strategies,and formulate differentiated competitive strategy contents,management control and risk suggestions.From the theory of competition strategy to use research tools and methods,conclusions and results,Longhu commercial real estate industry at this stage to obtain competitive advantage status,sustained steady development "hold" business provides a theoretical basis and implementation of the proposed strategy,at the same time,the paper also for other similar commercial real estate in Longhu the commercial real estate companies to give a reference.
