China’s commercial real estate is still in the early stages of development,especially in the current degree of internationalization of the Chinese real estateindustry deepened a huge impact, Chinese real estate companies commercial realestate development is facing fierce competition, companies involved in thecommercial real estate industry is not entirely clear product market positioningand future development of enterprises, especially in the competitive strategy ofproduct differentiation is not enough in-depth study of the problem. In order tomeet the demands of the new economic era, commercial companies need tocompete for product development strategy to establish a strategic adjustment andmeans of implementation, in order to achieve long-term sustainable developmentof real estate companies.Characteristics of the product itself, the homogenization of commercial realestate and real estate, real estate enterprises to implement the requirements ofcompetitive differentiation strategy. In this paper, the theory of competitivedifferentiation strategy based on the use of literature reading method, theory andpractice of questionnaires, interviews and other combination products for LSDdifferentiation strategy were studied.Firstly, the commercial real estate company LSD competitive strategy ofproduct differentiation external environment and internal conditions, taking fiveforces model and SWOT analysis in-depth analysis of the competitive situationLSD commercial real estate company; Secondly, combining commercial real estateproduct features and attribute characteristics, from the concept differentiation,property differentiation, differentiation of the four elements proposed servicedifferentiation and brand of the company’s products competitive differentiationmodel, proposed on the basis of the corresponding product differentiation strategy;finally, discusses the company product differentiation LSD implementation andcontrol of competitive strategy, the implementation of the principles and implementation of internal control processes and to avoid errors such as acomprehensive analysis of the company’s products are also on LSD differentiationstrategy implemented fuzzy comprehensive evaluation results were quantified.In short, this article from the perspective of product differentiation strategy tomanage a comprehensive, systematic review of each business unit’s commercialreal estate development, and establish a clear competitive strategy managementframework, including the product differentiation strategy content, strategy and itsimplementation were evaluated. In this paper, a relatively new perspective toanalyze and understand the commercial real estate enterprise product strategy,research product differentiation strategy can provide a reference for managementideas.The study can be concluded: the current commercial real estate companiesfacing serious internal and external environment, enterprises should clearcorporate strategic goals of product differentiation in the market competition inthe new situation, and worked to promote the sustainable development ofenterprises; outside the enterprise strategic environment, the internal conditionsand the strategic choice and strategy implementation is based primarily onresearch enterprise product differentiation strategy and objectives established;product differentiation factor to establish competitive differentiation model, andpropose appropriate strategies for competitive differentiation, customervalue-oriented and strengthen the core competitiveness of the construction of thestrategic objectives of competitive differentiation competitive strategy is to selectand control the primary means of commercial real estate business is the key toachieving sustainable development.
